Savills Q4 2022 U.S. Industrial Market Update reports that while 2022 marked the
second strongest year for industrial demand ever, clear signs of cooling are
emerging with tenants expected to gain leverage over the next year.

Vacancy is now rising in many markets after hitting a record low of 3.9% in
mid-2022; however, it still historically low averaging just 4.0%. Tenants
committed to 153.0 million square feet during the quarter, which is 22% below
the 10 year average. Construction is finally pulling back, with starts falling
40% between Q3 and Q4 as a higher interest rate environment pumps the brakes on
new development.
