THE BUILDING

every direction. From the street below, from nearby buildings and in nearly
every important photograph of Houston's thriving downtown, this is the

There's security in a safe and sound workplace. Our premium surveillance system
features video management software throughout the building as well as the remote
garage, all of which are viewable on multiple platforms. Automated service
requests mean more efficient work orders. Our web-based system allows tenants to
place service requests online via workstations and mobile devices. Requests are
then automatically dispatched to building staff. The most efficient elevator
fleet ever. With the Otis CompassPlus® Destination Management System, you simply
select a floor and the first available elevator is dispatched in seconds. This
virtual concierge gets you to your every destination with less waiting and fewer
stops. Artwork sets the tone for the day ahead. The lobby hosts a rotating
display of expressive and uplifting artwork curated by Kinzelman Art Consulting
– specialists in comprehensive art management services who provide consultation
and advice to private and corporate collectors. The most responsive and accurate
fire alarm system. Our next generation system is expandable on the front end for
an entirely new level of fire and life safety coverage throughout the building.
Building management that never sleeps. The newly installed Tridium Niagara AX is
our state-of-the-art building automation system. Its web-based, all-digital
framework means seamless off-site monitoring and control. Should the system
deviate from predetermined operational ranges, building operators are alerted
instantly. Also incorporated is a tenant interface for programming, tracking and
billing overtime HVAC. A breath of fresh air – literally. We're equipped with
the newest and most technologically advanced high-efficiency HVAC system. That
means our building provides four-season comfort, unmatched control and superior
indoor air quality. More than an emergency plan – a plan of action. Tenants,
staff and visitors are protected by the Massey Plan, the only emergency
management system embraced by first responders in nine of the 11 largest US
markets. The Massey Plan app provides essential information on the go in a
disaster or emergency, even if power and connectivity are lost. Building staff
is empowered by easy-to-follow steps on what to do during incidents, accidents
and natural disasters 24/7, and the app is available to commanders with Houston
police and fire departments.
