Currently in the initial design stages, we are preparing to submit an application for the construction of 35 new homes. This diverse range of residences will be available across various buying options, featuring a mix of two, three, and four-bedroom homes, including 11 new affordable housing options. A focus on energy efficiency, with air source heat pumps, photovoltaic (solar) panels and electric vehicle (EV) charging points being installed across the site as standard. 95+ parking spaces, exceeding the number required by planning policy. Preservation of large, green space for community benefit, as well as additional landscaping including planting hedgerows around the border of the site. Around £250,000 of contributions via the Community Infrastructure Levy, to maintain and, where possible, improve local infrastructure. As part of our planning application, we will be preparing a Transport Statement which assesses the additional number of vehicles entering and leaving the site. This will be reviewed by Gloucestershire County Council as the lead highways authority. Notably, our development site is situated in an area where sustainable travel options are readily available, such as existing pedestrian, cycle, and public transport infrastructure in proximity to the site. This not only promotes environmentally friendly modes of transportation but also contributes to reducing overall traffic impact. * Design & Layout: Cotswold Homes prides itself on delivering high quality, beautifully designed homes. As part of our planning application, we will be preparing a Design and Access Statement (DAS) which will review the character of the local area so that we can ensure that this is reflected in our house designs. As we will be submitting a full planning application to Stroud District Council, our application will include detailed designs and sections of all the homes proposed across the site. As part of our design, we have sought to maximise the distances to neighbouring properties to respect their privacy. Furthering this, planned developments will be no more than 2 storeys across the site. Additionally, we welcome feedback from the community regarding the sourcing of local materials to preserve the character of the area. * Energy Efficiency & Renewables: Cotswold Homes is committed to delivering energy efficient homes which help keep our customers’ bills down. We will be installing air source heat pumps and photovoltaic panels across the development as standard, as well as electric vehicle charging points. * Impact on local services: Given the relatively small number of homes proposed for the site, it is unlikely that our plans will have a significant adverse effect on local services. Indeed, the provision of new family homes will contribute positively to the ongoing sustainability and vitality of the village, including the local school, community shop and other local businesses and amenities. However, following the submission of our planning application we will be engaging extensively with Stroud District Council, and a wide range of technical consultees, who will indicate whether financial contributions will be required to mitigate any impacts. These contributions would be secured as part of a Section 106 legal agreement with the Council. Based on the likely scale of the proposals and the figures secured on similar-sized developments in the district, we would expect that the proposals would contribute around £250,000 via the Community Infrastructure Levy, as well as further financial contributions through a Section 106 legal agreement with the Council, to go towards improving local services and facilities. * Trees: As part of our pledge to maintain biodiversity across our projects where possible, we have conducted an Arboricultural Survey as part of our planning application preparation. * Technical surveys: We have commissioned a full suite of reports and surveys to fully inform the design of the proposals, including on such matters as drainage, highways, ecology, landscape, and heritage.
