Lippman will be coming back to the Carmen Schools network after spending seven years as the head of the Milwaukee Jewish Day School. He previously served as principal of the network’s flagship school, Carmen High School of Science and Technology, South, and as founding principal of its southeast high school campus. He left is position at the southeast high school in July 2017 to take his current job. Founded in 2007, the independent charter school network, which runs three high schools, two middle schools and one elementary school in Milwaukee, announced in late September that former CEO Jennifer Lopez would be leaving her position at the end of January 2024. Aaron Lippman A national search was conducted to find the next CEO, which saw more than 200 individuals apply for the role, the organization said. The board also sought input from the Carmen Schools community, convening a staff advisory search committee with a diverse group of representatives across schools and roles. A panel of students was also invited to participate. “We are delighted that Aaron Lippman will be returning to the Carmen family,” said Ivan Gamboa, chair of the Carmen Schools board of directors. “As a former Carmen principal and school founder, he knows our work inside and out. He is a transformational leader with deep integrity, and we know firsthand his skill at convening and managing dynamic teams of educators.” During Lippman’s time with Carmen the high school had the highest average ACT scores of any non-selective public high school in the city, according to a press release, while maintaining a 95% staff retention rate from 2014 to 2016. In his role at MJDS, he stewarded a $4.2 million budget and oversaw all aspects of the school’s operation, from curriculum and instruction to recruitment and retention. Originally, from New York, Lippman holds a master’s degree in school leadership from Concordia University, as well as a master’s degree in education from DePaul University. “I am honored and humbled to be taking this next step at Carmen,” Lippman said. “This is such an exciting time for the organization, with talented educators and incredible students doing great work throughout our schools. Rendering from Stephen Perry Smith Architects The proposed Foxtown Landing development, a dog-friendly brewery, distillery and restaurant, in downtown Milwaukee is moving forward with a refined design as the project nears construction. The project comes from Foxtown Brewing, an affiliate of Mequon-based dog food maker Fromm Nieman Brands, which plans to build a three-story, 28,000-square-foot development at 412-420 N. Plankinton Ave., which overlooks the Milwaukee River south of I-794 near downtown Milwaukee. First proposed in 2022, project leaders are anticipating a 2024 construction start. The project’s revised — and final — plans were approved Wednesday by the Historic Third Ward Architectural Review Board. Meanwhile, Foxtown Brewing has applied for the project’s first building permit, according to city records. The updated plans include a redesigned outdoor terrace to allow more people to gather. It now includes a pavilion for bands and other events, according to documents from project architect Stephen Perry Smith. Other changes include a copper roof, fewer fire pits and garage doors, and filling the windows facing Plankinton Avenue with digital screens to display artworks to conceal the building’s kitchens. “The building is visible from all 360 degrees, which is rare in an urban environment,” said Jim Plaisted, executive director of the Third Ward business improvement district. “There had to be considerations to not make any part of the building look like the back of house.” Foxtown Landing received board conceptual approval in December 2022 and Plan Commission design approval in June. The project team will now continue to work with the Third Ward BID to flesh out final design choices like masonry and lighting. The brewery and restaurant will be developed in tandem with a dog park just to its north, beneath I-794. The park is being developed by the Milwaukee Downtown Business Improvement District. Fromm Family Pet Food will be the title sponsor of the off-leash dog park. The idea is for the two projects to create a “dog district” in downtown Milwaukee, activating a long-vacant corner of the city. “This will definitely be a great investment, great addition to the area,” Plaisted said. Construction on the dog park could begin this summer, said Matt Dorner, economic development specialist for the downtown BID, with an opening hopefully later this year. The dog park plans include separately fenced small and large dog areas, water stations, upgraded lighting, the potential for public art, opportunities for community programming, prominent donor recognition, and other pet amenities. “We’re really hopeful the dog park can be a catalytic project for the area and give residents and their pets a new amenity downtown,” Dorner said. Dorner said the project has been well-received by donors, but declined to provide an exact figure on the project’s fundraising progress. NEW LAND ENTERPRISES SECURES $98 MILLION REFINANCING FOR ASCENT by Elizabeth Morin | Feb 14, 2024 | Business Image from New Land Enterprises As the real estate world contends with high interest rates and a challenging lending environment, Ascent developer New Land Enterprises has secured a $98 million refinancing loan. Ascent, a 25-story, 259-unit luxury apartment tower located at 700 E. Kilbourn Ave. in downtown Milwaukee, is the tallest mass-timber and concrete hybrid building in the world. Construction on the building was completed in 2022. The $98 million refinancing loan from Barings Real Estate is a three-year loan, with a floating interest rate. Among a number of factors, New Land chose the loan structure because the firm anticipates that the interest rate environment will be more favorable in the near future, when it’s time to refinance the building again with a longer-term loan. “The size of the transaction is unusual for the Milwaukee market,” said Tim Gokhman, managing director of New Land Enterprises. “Traditionally, getting institutional capital has been more of a challenge for a market like Milwaukee because it’s just not that big and it doesn’t have a lot of institutional players.” Gokhman noted that, amid a challenging lending environment, securing the refinancing was tricky. “This signals just how high-quality this asset is,” he added. Ascent is currently around 95% occupied, according to Gokhman. The refinancing was arranged by JLL Capital Markets, which also arranged $87 million in construction financing for Ascent in 2020. “We are thrilled to be a part of this team to not only add a unique luxury living option to Milwaukee, but to advance mass timber development in the U.S., which is an urban landscape game changer that uses sustainable materials that are environmentally impactful on many levels,” said JLL managing director Timothy Joyce, in the press release. Joyce and JLL’s Trent Niederberger represented New Land for the refinancing. NVNG INVESTMENT ADVISORS CLOSES FIRST FUND OF FUNDS WORTH $50 MILLION by Elizabeth Morin | Feb 14, 2024 | Finance Madison-based NVNG Investment Advisors announced this week it has closed its first fund of funds with $50 million in commitments from corporate partners. The closure of Fund I makes it the state’s largest fund of funds, according to a press release from NVNG. Grady Buchanan Early investors in Fund I include Exact Sciences, Baird, Johnson Financial Group, West Bend Mutual Insurance and A.O. Smith. NVNG, which stands for “nothing ventured, nothing gained,” will now invest the $50 million in venture capital funds from around the country in a fund of funds model. The venture firms NVNG will target will all have interest in learning more about and connecting with Wisconsin’s startup ecosystem. The hope is that these venture firms will later invest in Wisconsin startups. “NVNG’s mission is to make Wisconsin’s entrepreneurial ecosystem globally competitive,” said Grady Buchanan, co-founder at NVNG. “This doesn’t happen without creating new ways of attracting capital and supporting an ecosystem here that is very much in transition and deserving of a venture capital network that we can provide.” For national venture funds, NVNG provides access to Wisconsin-based corporations providing insight and potential acquisition partners. For local venture funds, NVNG not only provides capital but provides access to new deal flow and potential syndications through the fund’s national partners. For private and corporate investors, the NVNG portfolio is designed to remove barriers for local investors to access high-performing funds and ensure a more comprehensive approach to venture capital with the benefit of driving deal flow in the state. “There is no reason that Wisconsin can’t have a thriving venture capital ecosystem,” said Carrie Thome, co-founder of NVNG and former chief Anyone born on or after January 1st of 1973 must complete a hunter education course and have a hunter education safety certificate on file to purchase any hunting license in Wisconsin. Warden Kratcha shared the news of new course opportunities in northern Door County… The typical age for younger students to start taking the hunter safety course is around 12 years old. Also, those who complete the course for the first time receive a free small game license including the stamp for the license year through March 31st. There will also be a traditional in-person course offered… Then, for central or southern Door County, there will also be an upcoming course offered in Sturgeon Bay. Warden Kratcha has the details on that course and the sign-up benefit for local students… There are currently no hunter safety courses being offered in the near future for Kewaunee County, but Warden Kratcha says that will change soon as more courses are offered. You can monitor the Wisconsin DNR website for more opportunities at dnr.wisconsin.gov Advertisement METRO MILWAUKEE HOME SALES ROSE IN JANUARY, BUT PRICES FALL by Elizabeth Morin | Feb 13, 2024 | Business Home sales in the four-county metro Milwaukee area rose 4.3% in January, year-over-year, to 848, but the average home sale price fell 2.2% to $328,745, according to the latest report from the Greater Milwaukee Association of Realtors. For the greater seven-county southeastern Wisconsin region, home sales were up 3.0% for the month, year-over-year, to 1,134. Here’s the January home sale breakdown by county: * Milwaukee, 535, +9.2% * Kenosha, 105, +6.1% * Washington, 64, +1.6% * Waukesha, 200, -0.5% * Racine, 112, -1.8% * Walworth, 69, -8.0% * Ozaukee, 49, -16.9% Listings of homes for sale in the four-county metro area were up 12.4% in January, the sixth consecutive month of a year-over-year increase in listings. However, GMAR says the local housing market is still “hundreds of listings behind where it needs to be to satisfy buyer demand.” GMAR says the metro Milwaukee housing market remains “a very tight market in favor of sellers.” In 2023 there were 1,624 new home construction permits pulled in the four-county metro Milwaukee area, according to GMAR, down 15.2% from 1,915 new home construction permits pulled in the area in 2022. New home construction in the area has been at low levels ever since the housing market collapse during the Great Recession, GMAR says. More recently, the rise in interest rates to combat inflation means many current homeowners have mortgages with lower interest rates, which provides a disincentive for them to sell and buy another home with a mortgage at a higher interest rate. That has also dampened the local housing market and the inventory of homes listed for sale, GMAR says. “It does not appear that the market will achieve any kind of balance to benefit buyers in the near future,” GMAR states in its January market report.
