Specialized Real Estate Group has finalized a conservation easement for 39 acres on Markham Hill with the Northwest Arkansas Land Trust, fulfilling a commitment initially outlined in a 2020 letter of intent. This finalized agreement, combined with 13 acres of dedicated parkland, brings the total preserved greenspace on Markham Hill to over 50 acres. SUBSCRIBE: Get our free newsletter! The completion marks the culmination of a plan that began in 2018, when Specialized sought rezoning approval with a pledge to permanently conserve portions of the property. As part of that agreement, Specialized committed to preserving 50% of the total acreage as open space, including landscapes, meadows, and trails. That promise earned the approval of the City Council, despite concerns from residents over the scale of the project and its potential impacts on traffic and the environment. At the time, Specialized officials said the phased development would resemble a sustainable, conservation-based community similar to Georgia’s Serenbe, a community that integrates homes and open spaces in a natural setting. “We are proud to see this conservation effort realized, aligning with our vision to balance development with the preservation of our region’s natural resources,” said Jeremy Hudson, CEO of Specialized, in a news release. “Preserving these 39 acres in conservation is a key step in fulfilling our pledge to preserve half of Markham Hill as greenspace. Specialized earlier this year announced plans for a 78-room hotel with a restaurant, a members’ club, and event space. Dinner service at the restaurant began this week. Grady Spann, executive director of the Northwest Arkansas Land Trust, in the release praised the partnership with Specialized. “As our region continues to grow, the Land Trust will continue to partner with developers like SREG and diverse stakeholders to permanently protect areas of high conservation value within our cities and towns,” Spann said. A conservation easement protects land from ever being subdivided or developed. The terms of the easement stay with the property deed and are upheld in perpetuity. Specialized has described the area to be preserved as containing a variety of large oak, hickory, maple and ash trees and traces of century-old logging roads and hand-built native stone walls and culverts. Much of the land was identified by the land trust as the highest priority in its Northwest Arkansas Open Space Plan.
