COMMERCIAL PORTFOLIO SALES

On behalf of special servicers, banks, other financial institutions, and the
government, Mission Capital sells bulk portfolios of commercial mortgage loans
and lender owned real estate. Mission advises clients on optimal pooling for the
sale of portfolios that span asset classes and geographies.


RESIDENTIAL PORTFOLIO SALES

On behalf of banks, mortgage companies, other financial institutions, and the
government, Mission Capital sells bulk portfolios of residential mortgage loans,
including programmatic legacy wind-down sales and offerings stemming from
routine balance sheet management.


ONE-OFF LOAN SALE EXPERIENCE

Mission Capital advises clients on the sale of single loans, from under $1mm of
unpaid principal balance (“UPB”) to trophy assets with UPB in excess of $150mm.


CMBS SPECIAL SERVICER LOAN & REAL ESTATE SALES

Mission Capital has extensive experience advising special servicers on the sale
of CMBS portfolios. Since executing the industry’s first large direct-from-trust
CMBS portfolio sale in 2002, Mission has an in-depth understanding of the
complex set of contractual, procedural, net-present-value and legal analyses
that are necessary to sell troubled loans from CMBS trusts.


FDIC AND GOVERNMENT CONTRACT WORK

Mission Capital has advised a number of government and quasi-governmental

INTERNATIONAL SALE & ADVISORY ASSIGNMENTS

Mission Capital advises banks, private equity firms and other institutions on
the sale, valuation, and due diligence of off-shore US Dollar and non-US Dollar
denominated portfolios, including complex international loan portfolio
transactions with business, real estate, marine and aviation collateral located
in Mexico, Venezuela, Argentina, India, the Cayman Islands and Turkey.

Mission Capital advises clients on the disposition of business lines and
servicing operations related to the aforementioned asset classes. Mission has
teams fluent in Spanish and / or Portuguese, including native speakers. Team
members are intimately familiar with legal, transactional, and asset
technicalities in specific foreign markets.

Mission Capital maintains strong working relationships with foreign and domestic

Mission Capital leverages proprietary models and our extensive transaction
history to accurately value performing, re-performing, sub-performing and
non-performing loan portfolios as well as real property. Mission values
approximately $40 billion of loan assets annually. Mission Capital’s clients

 * Submit the Bidder Registration Statement along with non-refundable $500
   registration processing fee;
 * Mission Capital processes the application and verifies references;
 * When an actual deal becomes available, execute the Confidentiality Agreement;
 * Mission Capital / FDIC approves or denies application for access to
   confidential information;
 * Prospective Investor executes a FDIC security Deposit Agreement and submits a
   $50,000 refundable deposit directly to the FDIC (if deposit was previously
   submitted, Mission will verify with FDIC);
 * Prospective Investor receives a login and password for access to the online
   due diligence website.

MISSION MILESTONES

William David Tobin is a co-founders of Mission Capital and a founder and board
member of EquityMultiple, an on-line loan and real estate equity syndication
platform seed funded by Mission Capital. He has extensive transactional
experience in loan sale advisory, real estate investment sales and commercial
real estate debt and equity raising. In addition, Mr. Tobin is Chief Compliance
Officer for Mission Capital.

Under Mr. Tobin’s guidance and supervision, Mission has been awarded and
continues to execute prime contractor FDIC contracts for Whole Loan Internet
Marketing & Support (loan sales), Structured Sales (loan sales) and Financial
Advisory Valuation Services (failing bank and loss share loan portfolio
valuation), Federal Reserve Bank of New York (loan sales), Freddie Mac
(programmatic bulk loan sales for FHFA mandated deleveraging), multiple ongoing
Federal Home Loan Bank valuation contracts and advisory assignments with the
National Credit Union Administration.

BACKGROUND

From 1992 to 1994, Mr. Tobin worked as an asset manager in the Asset Resolution
Department of Dime Bancorp (under OTS supervision) where he played an integral
role in the liquidation of its $1.2 billion non-performing single-family loan
and REO portfolio. The Dime disposition program included a multi-year
asset-by-asset sellout culminating in a $300 million bulk offering to many of
the major portfolio investors in the whole loan investment arena. From 1994 to
2002, Mr. Tobin was associated with a national brokerage firm, where he started
and ran a loan sale advisory business, heading all business execution and
development.

Mr. Tobin has a B.A. in English Literature from Syracuse University and attended
the MBA program, concentrating in banking and finance, at NYU’s Stern School of
Business. He has lectured on the topics of whole loan valuation and mortgage
trading at New York University’s Real Estate School. Mr. Tobin is a member of
the board of directors of H Bancorp (www.h-bancorp.com), a $2.9 billion
multi-bank holding company that acquires and operates community banks throughout
the United States. Mr. Tobin is a member of the Real Estate Advisory Board of
the Whitman School of Management at Syracuse University and a member of the
Dean’s Advisory Board of the School of Arts & Sciences at Syracuse University.

Joseph A. Runk, Jr. is one of the two Principals of Mission, founded in 2002. He
has over 25 years of experience in real estate capital markets and banking. He
has advised a variety of commercial and government clients on the sale of nearly
$70 billion of mortgage loan portfolios and over $150 billion of asset
valuations. In his role as Principal, he has a responsibility for a wide range
of professional services, with demonstrated abilities in asset pricing, deal

Daniel O’Donnell is a Managing Director of Sales & Trading with Mission Capital,

loan sale and distressed debt opportunities for a wide variety of clients
including banks, life companies, special servicers and debt funds. Prior to HFF,
he served as Vice President of U.S. Acquisitions for FirstCity Financial
Corporation where he was responsible for individual asset and portfolio due
diligence, including credit quality evaluation, real estate valuation and
business collateral valuation. He was also involved in the ongoing credit
decisions related to the restructuring, servicing and settlement of acquired

BACKGROUND

Ms. Grotto joined Mission from Credit Suisse First Boston where she was a

Alex Draganiuk is a Managing Director of Sales & Trading with Mission, and runs
the firm’s Commercial Loan Sales desk, which includes valuation and execution in
the Asset Sales Group, as well as managing the team’s workflow and sales
marketing efforts and mentoring team members. Mr. Draganiuk continues to assist
in Mission Capital’s efforts in maintaining relationships with hundreds of
capital sources, and assisting originators in business development, including
sourcing and evaluating new loan sale and debt and equity financing
opportunities.

Prior to joining the Commercial Loan Sales team, Mr. Draganiuk joined the firm
in November 2014, and was a Managing Director of the Debt & Equity Finance Group
with a focus on the firm’s placement and execution efforts of debt, repurchase,
warehouse, and corporate loan facilities, mezzanine and preferred equity
financing, and joint venture equity for commercial real estate developers,
owners, and investors nationwide.

BACKGROUND

Prior to Mission Capital, Mr. Dragankiuk served as Managing Director of The
Ackman-Ziff Real Estate Group, headquartered in New York, and was responsible
for the firm’s operations and relationships in Europe, Asia, and the Middle
East. Alex joined Ackman-Ziff in January 2001, and successfully closed
approximately $2.6 billion in debt, mezzanine, and equity financing on
approximately 60 transactions in his time at the company. Alex’s
responsibilities included sourcing, underwriting, structuring, marketing,
negotiating, and closing debt, mezzanine, and equity transactions for all
property types, including office, retail, residential, mart, land, hotel, and
industrial / logistics. Alex also did consulting work for a leading
non-bank-affiliated issuing house listed on the German stock exchange. Earlier
in his career, Alex was an Associate at Sonnenblick-Goldman Company from 1998 to
2000, where he successfully closed in excess of $625 million in sales and debt
and equity financings. Prior to 1998, Alex was a Senior Corporate Paralegal at
LeBoeuf, Lamb, Greene & MacRae and a Corporate Paralegal at Hunton & Williams,
where he closed in excess of $5 billion of structured finance, M&A, oil and gas,
and real estate transactions. Alex earned a Bachelor of Arts Degree with honors
in International Relations from the University of Pennsylvania and studied
abroad at Cambridge University in England.

Mr. Bonan is a Managing Director based in Mission Capital’s New York City office
where his main responsibility is sourcing and overseeing the execution of loan
and REO sales. His clients include special servicers, banks and alternative
lenders. He has over 20 years of experience in the business and has closed over
$1.5 billion in transactions, working for institutional owners and lenders, as
well as for a major online auction company. He has substantial experience with
distressed debt sales and targeted property auctions.

BACKGROUND

Recently, Mr. Bonan served as an executive at Ten-X in New York City where he
oversaw the successful disposition of over 300 non-performing loans and
properties, many on behalf of lenders and special servicers, including Ten-X’s
three highest priced asset sales in Manhattan.

Prior to joining Ten-X, Mr. Bonan served as an acquisitions officer for a NYSE
listed REIT, NorthStar Realty Finance Corp., in New York City, where he was
responsible for acquiring a diverse portfolio of net lease properties throughout
the country and also contributed to the company’s significant subordinate debt
acquisition business.

He also previously worked at Credit Suisse First Boston, where he originated
fixed and floating rate commercial mortgages for the bank’s CMBS group.

He has been in leadership roles in various trade organizations including ICSC,
NAIOP, REBNY and RESA.

Mr. Bonan graduated Trinity College in Hartford, Connecticut where he earned a
BA with a major in Economics.

He is a life-long New Yorker where he spent much of his childhood and adult life
on Manhattan’s Upper East Side. He currently resides on the Jersey Shore with
his wife and two children. The Bonan family enjoys traveling to France and
speaking his ancestor’s language.

Becky Flig has over 20 years of mortgage sales, lending, and trading experience,
both on the residential and commercial side of the business. Ms. Flig has
rejoined Marcus & Millichap’s subsidiary Mission Capital Advisors (“MCA”) as a
Director on the residential trading desk. She is responsible for originating
residential whole loan sales and due diligence services. She was previously at
MCA from 2010-2013.

BACKGROUND

Prior to MCA, Ms. Flig was a Director at AHP Servicing, where she ran the
residential trading desk, as well as developed and maintained relationships with
hedge funds, private equity funds, and mortgage lenders for the Firm’s
third-party mortgage servicing platform. Previously Ms. Flig was a Vice
President at SWBC Lending Solutions from 2015 to 2020, where she built out their
Capital Markets valuation platform.

In addition to these roles, Ms. Flig has also held real estate lending and
business development roles at Wachovia Bank, DB Zwirn Global Advisors, and
mortgage servicing and advisory firms.

In addition to her day job, Ms. Flig is very involved in the local community.
She is on the Executive Board of the Murray Hill Neighborhood Association, where
she is the Treasurer, as well as the Turtle Bay Neighborhood Association Board,
where she is Chair of the Networking Group and of their Social Media presence.
She also has a small catering side-business.

Manager. While at Waterfall, Spencer was responsible for sourcing and evaluating

MISSION MILESTONES

Debbie Johnston is the Vice President of Loan Sale Operations for Mission's
Austin operations and has been in the mortgage industry for 25 years. Ms.
Johnston has a diverse expertise in various areas of the mortgage industry
including loan sales, mortgage servicing, originations, system administration
and application development. Her responsibilities with Mission Capital include
managing agency and private securitization deliveries, contract management and
quality assurance processes. Additional responsibilities include whole loan
sales, including on-site due diligence, post-closing contract management,
repurchase requests, transfer of servicing and delinquent tax claims and
Remittance reconciliations. While at Mission Capital, Mrs. Johnston has managed
31 agency deliveries consisting of 70,000 loans in excess of $14 billion and 6
private deliveries consisting of 14,000 loans in excess of $1 billion.

BACKGROUND

Prior to transitioning to the mortgage insurance operations, she was responsible
for the system application support functions. She previously handled loan
servicing acquisitions and transfers for Empire Funding along with application
support for all servicing functions.

MISSION MILESTONES

Katie Juarez is the Vice President of Operations for Mission. Her
responsibilities include providing operational support to the entire MCA team,
investor relations, assisting commercial sale efforts, event planning,
conference logistics and managing non-disclosure agreements.

BACKGROUND

Prior to joining Mission, Mrs. Juarez was an Administrative and Marketing
Assistant in Scottsdale, Arizona. Mrs. Juarez received her Bachelor of Education
and Human Sciences degree from the University of Nebraska.

MISSION MILESTONES

Ben is an Associate on the Commercial Loan Sales team at Mission Capital. His
responsibilities include loan valuation, property underwriting, deal
preparation, market research, and due diligence.

BACKGROUND

Prior to joining Mission Ben was an Analyst in Cerberus Capital Management’s
Leveraged Finance Operations group. While at Cerberus Ben over saw leverage
facilities, CLOs, and subscription lines to provide liquidity to Cerberus
Business Finance as well as other platforms within Cerberus. Ben received an MBA
from Washington University in St. Louis.
