In this edition, we’ll guide you through maintaining your roof and floor as we move from summer’s intense heat to the unpredictable challenges of fall. We’ll cover everything from budget planning and roof inspections to essential maintenance tips. Plus, we’ve included a handy to-do list to help you smoothly transition your building for the upcoming season! 2025 BUDGETING: HOW TO MINIMIZE ROOF-RELATED EXPENSES. Working on your 2025 budget? Roof leaks can significantly disrupt your facility's operations, harm valuable equipment, inventory and personal property. Water intrusion can even jeopardize the well-being and safety of everyone in the building. As you draft your budget for the upcoming year, consider giving your roof a well-deserved spot. Let's look into a few factors that may cause unexpected expenses related to roofing and what you can do as a facility manager or business owner to minimize your risk. ROOFING COST CONTROL: REACTIVE VS PROACTIVE. It can be challenging to plan when it comes to your facility’s roof. Commercial roofs tend to be overlooked unless there's an issue affecting operations and you start seeing dollar signs. The key to avoiding expensive roof repairs, safety concerns, issues with your equipment, inventory or product recalls along with disruption of business operations is staying proactive and addressing any damage early. Severe weather, high winds, expansion and contraction of your building, foot traffic, UV rays, debris, wildlife and vegetation growth - your facility's roof is constantly under a lot of pressure from various factors. Over time, minor damage will occur, whether it's a compromised membrane seam, failed flashing, punctures and cracking, chemical reactions to pollutants, etc. It may take a while for a roof leak to develop and the initial stages may not be evident to an untrained eye. However, when water drips down from your ceiling, the damage can be significant. The good news is that experienced roofing specialists can identify minor issues early with the proper training and technology. Comprehensive roof inspections and preventative maintenance are essential to controlling your roofing budget. Investing in proactive roofing services will also help you endure more storms, as your roof will perform better in extreme conditions. Those proactive measures are often required to stay compliant with the terms of your roof warranty. Aim to minimize the reactive expenses as much as possible by keeping your roof in its best condition. WHAT ABOUT SEVERE WEATHER AND RISING PRICES? Of course, there's more to budgeting than just your current roof condition. Other considerations when developing your roofing budget should include factors that are more or less out of our control, from extreme weather to ever-changing materials and labor costs. What can you do about those? ✔ Stay on top of your local weather patterns: Research what to prepare for, both historical data and forecasts. Set funds aside for weather-related emergencies. ✔ Take advantage of the "roofing season": In some areas of North America, roofing work may be suspended due to snow and other climate conditions. If your facility is located in an area affected by winter weather, aim to get your repairs done before snow hits your roof. ✔ Plan for material and labor price increases: Inflation, labor shortages and other challenges continue to drive up the costs of commercial roofing projects. To minimize the impact on your roofing estimates, it’s crucial to schedule work as far in advance as possible. If you have an open quote, lock it in before it expires to avoid potential price hikes. WHEN TO BUDGET FOR A REPLACEMENT? Commercial roof replacements are costly, so maximizing the life of an existing roof and postponing a reroof is always a budget saver. However, timing it right is imperative. Reroofing too early means you don't fully take advantage of your current investment. Reroofing too late may cost you more because the project may need additional safety measures and materials. For example, if your insulation is still in great shape, it can be repurposed, saving you money in overall replacement. Check out this article to learn more: Repair or Reroof? What came first the Chicken or the Egg? QUICK CHECKLIST FOR YOUR 2025 ROOFING BUDGET. Let's simplify our planning process to a quick checklist to help streamline it. ✔ Schedule a comprehensive roof inspection. ✔ Look into your roof's history and warranties to see the whole picture. ✔ Prioritize the repairs - what needs to be done first? ✔ Consider a custom roof maintenance plan. ✔ Look into weather patterns for your location. ✔ Discuss your long-term roofing strategy with a commercial roofing professional to ensure you maximize your current investment and don't reroof too early or too late. ✔ Managing multiple locations? Enroll in our National Account Program to achieve consistent quality and labor rates for all your buildings, regardless of location. As you may already know, a thorough inspection of your commercial roof that identifies any issues, including those that may not be noticeable to the naked eye, is a crucial first step in keeping your building watertight (or vapor-tight if applicable for your industry). But what does it entail exactly? In this article, we discuss commercial roof management with our industry veterans with over 20 years of experience: Don Lyter, Director of Service, Global Accounts and Jakub Darling, Western Group Service Director. Today, we'll shed more light on that first foundational step to understanding what's lurking above your head: comprehensive commercial roof inspections. WHY IS IT ESSENTIAL FOR ANY FACILITY MANAGER OR BUILDING OWNER TO UNDERSTAND THE CONDITION OF THEIR ROOF? Jakub: Anyone managing a commercial building needs to be aware of the current condition of their roof in order to stay ahead of any significant issues that can damage the facility's contents. Repairing minor problems as soon as possible will minimize the possibility of interrupted operations, damaged property, safety hazards, product recalls and other losses that may come with a compromised roof. HOW DO YOU EVALUATE THE CONDITION OF YOUR CUSTOMER’S ROOFS AND ACHIEVE THE LEVEL OF DETAIL NEEDED? Jakub: Our skilled service technicians follow a systematic approach when inspecting roofs, ensuring that every area is carefully coordinated and thoroughly examined. This process guarantees a comprehensive inspection of each section, including penetrations, edge details, drainage systems, safety equipment and much more. When applicable, we take core samples, which allow us to understand the makeup of your existing roof and check for issues like wet insulation. Don: This detailed inspection approach allows us to generate comprehensive reports with photographs and recommendations to help you address all issues and prioritize them. Are there any immediate needs or defects? Does your roof need to be replaced or is it in good working condition and simply needs a maintenance routine? All of this can be determined after a thorough inspection with a written report. With that report in hand, you can now look at every roof section and plan your budget more precisely. For long-term strategies, check out Asset Alert and Portfolio Management programs. HOW FREQUENTLY SHOULD YOU CONDUCT ROOF INSPECTIONS AND WHY? Jakub: We recommend that roof inspections be performed twice a year, typically with the change of seasons, such as spring and fall. We also recommend that roof inspections be performed after all severe weather events. Most commercial roof warranties and insurance companies also require regular inspections to comply with your policy terms. CAN YOU DESCRIBE THE PROCESS FOR IDENTIFYING AND PRIORITIZING REPAIRS? Jakub: Based on our comprehensive roof inspection data, we focus on any issues causing water intrusion, such as punctures or open seams. The main goal is to get the roof watertight. After that, we focus on issues that may escalate into more significant problems in the future. Don: Definitely! To maximize your roofing budget, it's essential to be proactive in reducing reactive roofing situations, such as emergency repairs. Studies show that building owners typically spend over 25% of their roofing budget on reactive spending, dealing with roof leaks and emergencies. Regular roof inspections and preventative maintenance can significantly reduce or even eliminate this reactive spending. Additionally, staying on top of your roof's condition can help you avoid unexpected costs, such as an early replacement if you neglect your facility's roof. WHAT ROLE DOES TECHNOLOGY PLAY IN THE INSPECTION AND MAINTENANCE PROCESS? Jakub: Technology plays a vital part in the commercial roof inspection process. Tools like drones give us an excellent overview of a facility and allow us to zoom in on specific details. We can also use these drones for thermal scans, which will give us a roof reading and allow us to understand where the moisture is trapped in the roof system. CentiMark also offers a unique tool called CentiVision that provides a visualization of the existing and proposed roof systems to better understand the current issues and what we can do to resolve them. We also offer a unique customer portal called CentiMark’s Digital Customer Experience (CMDCX) to simplify your roof management. This digital customer experience platform provides customers access to their facility's history, including past and current repairs. This allows you to fully understand your roof's current condition and gives you the tools and information you need to properly manage your facility's roof. Comprehensive inspections are your first step in preventing roof leaks and maximizing your roofing budget. Now is an excellent time to schedule your inspections to determine your exact roofing needs. With the change of seasons and a few severe weather events over the summer, your facility's roof may have damage or drainage issues that may become apparent once the fall and winter precipitation arrives. Let's keep those reactive services to a minimum and address the defects early. Contact us today to schedule your free commercial roofing inspection. LET'S TALK ROOFING! Are we ready for cooler temperatures and pumpkin spice? Fall is almost here, along with shorter days, falling leaves and precipitation. Depending on your location, your facility may be dealing with a significant increase in rooftop debris, cold rain showers and even snow. We have created a three-step to-do list to help you prepare your building(s) for the change of season! STEP 1: INSPECT YOUR ROOF, EVEN IF YOU DON'T SEE ANY NEW LEAKS. Schedule a free comprehensive inspection to identify any damage your roof sustained over the summer. A large portion of North America has been experiencing a dry spell recently, which may trick us into putting the roof's condition on the back burner. However, this strategy may backfire with fall and winter rains and snow. Unfortunately, extreme heat and ultraviolet (UV) exposure may be escalating the aging process of your roof components, particularly if you have a darker membrane that does not reflect the sun's rays the same way as a highly reflective "cool roof." Here's what extreme heat and sun exposure may do to your facility's roof: ✔ Thermal expansion: When roofing and other building components are exposed to high temperatures, they will expand. When temperatures cool off at night, the components will contract. This constant cycle may lead to cracks, blisters and other minor damage that may build up over years and become a more significant repair. Other issues related to extreme heat may include warping, buckling or shrinkage of the roofing materials. ✔ Degradation from UV radiation: Prolonged exposure to UV may affect chemical bonds in some roof systems. This degradation may cause certain materials, such as asphalt or rubber, to become more brittle. If you have an older roof, it may have accumulated years of such damage. While fading and discoloration are primarily an aesthetic concern, it may be an indication of material degradation from extreme UV exposure. ✔ Blistering: Heat and humidity may cause blistering of the roof surface due to the evaporation of moisture trapped in roof layers. Eventually, those blisters may pop, creating an opportunity for water intrusion. ✔ Adhesive failures: High temperatures can cause the deterioration of sealants, adhesives and caulking. With the record-breaking heat we experienced this summer, checking your seals, flashings and other roof components is imperative. ✔ Roof membrane damage: Prolonged heat exposure may cause deterioration of the roof. This makes them more susceptible to impact, resulting in punctures and tears. In addition to the heat and UV-related damage, this summer also brought severe storms, hurricanes, monsoons and hail. Learning the exact condition of your roof after facing those elements is the crucial first step to preparing for the next season. Sign up for a free commercial roof inspection with CentiMark to receive a detailed report outlining all damage with photographs and repair options. STEP 2: PROCEED WITH REPAIRS, CLEANING AND MAINTENANCE. Once you know the exact state of your roof and have a list of needed repairs, it's time to schedule the services you need. ✔ Repairs: Complete your repair checklist. The key is to minimize emergencies. Take full advantage of good weather and repair all issues before dealing with a colder, rainier season or snow. In many areas of North America, roofing work may halt during winter. Your goal is to repair everything you need before then and minimize roof emergencies during the winter months, when accessing roofs may be more challenging and completing work may be more expensive. Remember, reputable commercial roofing contractors already have many projects scheduled, so planning ahead is a good idea. ✔ Debris removal: Ensure your drain systems are ready for rain and snow. Having your drains, gutters, downspouts and other components clear of leaves and debris is imperative. To stay watertight, you need to ensure rainwater and snowmelt can freely drain from your flat roof. Ponding water is a recipe for roof leaks, membrane deterioration, algae growth and other issues that may shorten the life of your roof. ✔ Preventative maintenance: Create your custom plan and schedule based on your roof’s needs. Are you in charge of a manufacturing facility producing chemical exhaust that may affect your roof? Do you run a hotel with a variety of roof projections to ensure the comfort of your guests? Are you responsible for ensuring that servers in a data center are protected from any water intrusion? Commercial buildings in different industries have drastically different challenges related to their operations. Therefore, there's never a one-size-fits-all approach when it comes to roof maintenance plans. Some types of commercial buildings are fine with seasonal roof cleaning and inspections. Others opt for specific services every month due to the stringent compliance standards of their industry. Developing a preventative roof maintenance plan and schedule based on your exact needs and geographical location is paramount to maximizing your budget and the life of your roof. STEP 3: KEEP YOUR ROOF'S DOCUMENTATION IN ORDER. Understanding your existing roof's warranty and staying compliant with its terms is essential to maximizing your roofing budget. We recommend evaluating your roof warranty and ensuring it fits your building's needs. Retrieve past repair history and any other documentation you may need to be fully prepared for unexpected or planned future replacements and upgrades. To simplify access to all historical documentation, current repair data and future recommendations, the CentiMark team created CentiMark’s Digital Customer Experience (CMDCX). This comprehensive customer portal lets you see all the available information on your roof online, anytime, anywhere. If you manage a portfolio of buildings, CMDCX will streamline your multi-location management by providing data on all your properties. The fall season is almost here and winter will soon be upon us.
