I regret it. It’s been an amazing journey I am grateful for, but it has not been
without its challenges; challenges which eventually led me to make the
transition from active real estate investing to passively investing through
syndication funds. I love it so much more and I think you might too....

Before I started Freed by Real Estate, I was an active real estate investor with
hundreds of units that I managed — fixing toilets, cockroach infestations, and
chasing down contractors to finish the job among many other headaches. After
finishing one of the hardest weeks, I decided to calculate my return on a
recently completed project. What I learned was heartbreaking! I was making low
double digit returns, which on the surface sounds ok, but was it? It was in that
moment of reflection that I remembered the return on an apartment I passively
invested in, and it was the exact same! The major difference was, of course,
that

It’s almost embarrassing to admit, I could’ve taken the same money, invested it
in an apartment syndication, gotten the SAME returns and avoided ALL the
toilets, termites, and tenants! I knew something had to change. I decided to
free myself from my active role and hired a property management team so I could
focus on growing my passive investments. But there was a problem – The team I
hired was made up of family members and the real estate bug bit them hard! Why
is that a problem???

Well, because now we ALL wanted to grow our passive investments and I wasn’t
comfortable putting our family’s future in the hands of another syndicator.

I had to create Freed by Real Estate, where I could help our family and
thousands of other investors create the same wealth and enjoy the same tax

WHAT IS FREED BY REAL ESTATE AND HOW DOES IT WORK?

Freed by Real Estate is a private equity real estate investment firm. We help
investors build wealth through investing in our real estate deals. The Freed By
Real Estate team are experienced professionals covering the full span of real
estate competencies. We are funded by accredited investors looking for equity
growth and tax shelter.

CAN I INVEST USING MY SELF-DIRECTED IRA OR OTHER RETIREMENT ACCOUNT?

Yes! You can invest using your self-directed retirement account. It just needs
to be set up properly. We are happy to refer anyone interested to someone well
qualified to help.

IF I HAVE 1031 FUNDS, CAN I INVEST THEM WITH FREED BY REAL ESTATE?

Unfortunately, no.  While It’s possible, given the added complexity and legal
expense associated with structuring a deal in this way, it’s usually not worth
it.

IS ANYONE ELIGIBLE TO INVEST WITH FREED BY REAL ESTATE?

Unfortunately, no. Because what we do is regulated by the Securities and
Exchange Commission, we only work with Accredited Investors according to the SEC
definition. 

WHAT TAX DOCUMENTS SHOULD I EXPECT TO RECEIVE?

As an owner of the LLC that owns the property, you will receive K-1s each year
which will reflect your income or loss for the year. Our goal is to deliver K-1s
on, or before, the deadline of 3/15.

HOW DOES INVESTOR REPORTING WORK?

2 ways- Investor portal and monthly emails. You will have access to your
investor portal where you can review your investment details and relevant
documents at any time. You will also receive monthly emails with a financial
overview along with property specific updates.

AM I INVESTING IN A FUND OR PROJECT SPECIFIC SYNDICATION?

Freed by Real Estate offers both funds and project specific syndications. When
you invest, we will tell you the asset type and the investment type to ensure
you are well informed about the investment you are making.

DOES DEPRECIATION OR LOSSES GET PASSED THROUGH TO THE INVESTOR?

Yes! You get all the tax benefits of owning real estate.  Plus, we often perform
cost segregation studies on our assets, allowing investors to benefit from bonus
and accelerated depreciation which provides great tax shelter.

WHAT ARE THE TAX IMPLICATIONS OF INVESTING WITH FREED BY REAL ESTATE?

Real estate investments and syndications offer a number of tax advantages. We
recommend that you consult a CPA well versed in tax strategies for real estate
investors to get your tax questions answered.
