Who you hire matters. Believe it or not, but the agent on the other side of the
transaction matters, too - this may come as a shock to you but it's the honest
truth. There are agents who I would rather not work with on a deal together
again. They don’t respond to emails, calls and texts, they forget to submit docs
for compliance and they talk negatively about their clients. These are all not
okay. Not every Realtor is created equal. Find one who treats this like a
business and responds in a timely manner. And equally as important, find someone
who doesn’t burn out by not taking time for family and, most importantly, time
for self care. Healthy boundaries are important. Find an agent who shows you
their value. What are they doing to market your home? How will they keep in
contact with you? As a listing agent, are they showing you all the offers on the
table and weighing the pros and cons? Are they helping advise you on
counteroffers and negotiations? Do they hire professional photographers? Do they
have a team and/or assistant to back them up and take some of the load? Are they
able to serve you in a timely manner? There are so many questions you should
have answers to before choosing an agent. Because remember: �not all agents are
created equal. Little did you know, your dream house could fall through because
of the agent you choose. Choose carefully. �- Parker

In case you needed proof that Minnesota is “God's Country.” I came across some
unbelievable views while on a showing the other day ! - Parker

It's official: Interest rates have DROPPED! In fact, we haven't seen rates this
low since February 2023. The truth is, if you're waiting for them to get lower
then you better get your running shoes ready. Because what most people don’t
think about is that as interest rates drop, everyone will be racing to buy a
home again. Actually, if we look at the numbers, for every 0.25% drop in
interest rates, over 1 million new people qualify to get a home loan. That’s
like shopping on Black Friday -- which may be okay for TVs and gifts -- but not
for one of life’s biggest investments. My best advice? Get connected with a
lender NOW. Find out what you can afford & start researching NOW. Most people
start their "research" by looking at homes online. They don't take the time to
figure out what they can afford or what loan type is best for their situation.
And especially with interest rates on a downward trend, this is incredibly
important to know. So if you've already done this, you'll have a leg up on the
competition. When you find the house you want, you'll be ready to make the best

To be honest, sometimes I just don’t know. I don’t know who’s going to win in
November. I don’t know what interest rates will be next month. I don’t know what
interest rates will be next year. I don’t know why they keep making Fast &
Furious sequels. But I do know that people will always need a place to live.
Real estate will always be valuable. In a world of unknowns, I know this. 💪
Congratulations to Kjerstin on closing on her new home! I met Kjerstin from a
referral early this spring. She is one of the biggest sweethearts and most
patient buyers I’ve worked with. We looked at a handful of properties together
to decide which would be the best route for her as far as condition, location,
and price. We eventually toured a home for sale east of Bemidji closer to her
work, which she immediately fell in love with. After a time or two of having
this particular home under contract, and with a handful of super fun lending
regulations, we are closed and her heart is full! I won’t lie, there were a few
tears shed. Thank you Kjerstin for having the patience of a saint, and being all

Congrats to Gavin and Brittany! These buyers started looking at houses early
this spring and we quickly discovered that we did not like the average cookie
cutter home. I quote Brittany when I say, “I want my house to have some soul!!”

A 16 oz latte at The Coffee District Bemidji costs $4.75. Meanwhile, the median
price of a home in the United States is around four hundred thousand dollars
right now. That means if you skipped one coffee per day, you could save up
enough cash to buy your dream house in.... just over 230 years. This is why I
think it's pretty dumb advice to tell people to skip out on simple luxuries to
save for a house. The math just doesn't add up. It's better to focus on the BIG
things in your budget (car payment, always paying your credit card, student
loans) than to worry too much about buying a coffee. Sometimes the little things
in life are what keep us sane, so we can have the discipline to make responsible
decisions on the big things! - Parker

race, just for reference. And so I want to officially announce that, if called

Do you prefer physical books or Audible? As a Realtor, I drive a lot. So,
Audible is nice to have when I am traveling between appointments. Honestly, I
listen to books more than music these days. But, I recently picked up a physical
copy of a book, and I realized how much I missed the feeling of having a book in
my hands. I might make more of an effort to relax and read in my downtime.
Audible is great for traveling, saving space, and convenience. It definitely has
its perks, don’t get me wrong. But, there is just something about that new book
smell, you know? What about you?

“It’s just a sign.” Some people ask me why I always post pictures when I sell a
house for my clients. Well, sometimes that house is a symbol of the fact that
their mom or dad never graduated high school, much less college, and yet,
because their parents tirelessly worked their butts off, it gave them the
opportunity for a better life. And they honored their parents’ sacrifice by
working their butts off to get a good job and save up for that house. So, yeah,
I’m going to celebrate that achievement by posting a picture on social media.
They earned it. Let’s be real. The truth is that some people were born into
successful families where owning a nice house in a nice neighborhood was a
given. And that’s nothing to be ashamed of. It means someone in your family’s
history worked hard to create that legacy! Be proud of that. We should celebrate
success. But remember, not everyone is in that position. Some people’s “starter”
home is another person’s dream home. And that’s the American dream right there,
ladies and gentlemen: not the guarantee of a better life, but the opportunity
for one. So, I’ll keep celebrating every time any of my clients buys a house,

Homeowners, here is the FIRST thing you should do when you get home tonight:
Make a video walkthrough of your own home, highlighting every major appliance or
expensive item in your home. If your home gets damaged in a fire or flood, you
must provide your insurance company with an itemized list of EVERYTHING in your
home that needs to be replaced. Make, model, year, brand name, etc. Depending on
the extent of the damage, this task can be incredibly difficult and
overwhelming. Trying to recall the make and model of your toaster or every
single pair of shoes you own without having them in front of you is not easy.
Having all of this on video is a great way to help you identify what items need
to be replaced, as well as help with proof of ownership. This 10-15 minute video
can save you countless hours, and thousands of dollars, should something happen.
It is a good idea to do this yearly as you make home upgrades or purchase new

rough estimates. However, I wouldn’t base any of your major financial decisions
on the numbers they provide you. The fact of the matter is, Zillow’s home
estimates in the United States are off by 20% or more, 20% of the time. If you
have a home worth somewhere in the $300,000 range, their price estimate could be
off by $60,000 or more in either direction. Getting those numbers right is

Here's the BEST way to spend $200 in your new home. Especially if it's in a new
construction neighborhood! Plant trees in your backyard. Often in the new
construction communities here in the Bemidji area, lots are smaller & houses sit
closer together. Many times, homeowners will put up privacy fences that share
property lines or tie into their neighbor's existing fence. This helps, for
sure. But the best bang for your buck from a long-term perspective is to
actually plant a couple of trees in the backyard as soon as you move in. Over
time, they'll grow to offer more privacy. And your backyard will feel
qualitatively separate from your neighbor. Plus, in situations where folks need
to sell a home in these newer communities, often improvements like this are a

If you were thinking about buying a house in 1972, but decided to wait until
interest rates came down...you would have continued renting and waiting for 22
years! 🤯 In that time... 😅 A home purchased in 1972 would have quadrupled in
value 🫠 A mortgage from 1972 would be 73% paid off 😔 And a 22 year wait only
saved 3 quarters of a % in interest! In 1972 an average rate was 7.54%, and
there wasn't a drop until 1993! And even then it was brief and only dropped to
6.74%. Yikes! What's crazy is that in that 22 year wait, the rates crept up to
16% in the 80s! The average home value in ’72 was $27k, and by ’93 it was $126k.
Anyone is welcome to play the waiting game, but a person who waited in 1972
