Believe it or not, but the agent on the other side of the transaction matters, too - this may come as a shock to you but it's the honest truth. There are agents who I would rather not work with on a deal together again. They don’t respond to emails, calls and texts, they forget to submit docs for compliance and they talk negatively about their clients. These are all not okay. Not every Realtor is created equal. Find one who treats this like a business and responds in a timely manner. And equally as important, find someone who doesn’t burn out by not taking time for family and, most importantly, time for self care. Healthy boundaries are important. Find an agent who shows you their value. What are they doing to market your home? How will they keep in contact with you? As a listing agent, are they showing you all the offers on the table and weighing the pros and cons? Are they helping advise you on counteroffers and negotiations? Do they hire professional photographers? Do they have a team and/or assistant to back them up and take some of the load? Are they able to serve you in a timely manner? There are so many questions you should have answers to before choosing an agent. Because remember: �not all agents are created equal. Little did you know, your dream house could fall through because of the agent you choose. Choose carefully. �- Parker In case you needed proof that Minnesota is “God's Country.” I came across some unbelievable views while on a showing the other day ! - Parker It's official: Interest rates have DROPPED! In fact, we haven't seen rates this low since February 2023. The truth is, if you're waiting for them to get lower then you better get your running shoes ready. Because what most people don’t think about is that as interest rates drop, everyone will be racing to buy a home again. Actually, if we look at the numbers, for every 0.25% drop in interest rates, over 1 million new people qualify to get a home loan. That’s like shopping on Black Friday -- which may be okay for TVs and gifts -- but not for one of life’s biggest investments. My best advice? Get connected with a lender NOW. Find out what you can afford & start researching NOW. Most people start their "research" by looking at homes online. They don't take the time to figure out what they can afford or what loan type is best for their situation. And especially with interest rates on a downward trend, this is incredibly important to know. So if you've already done this, you'll have a leg up on the competition. Real estate will always be valuable. In a world of unknowns, I know this. 💪 Congratulations to Kjerstin on closing on her new home! I met Kjerstin from a referral early this spring. She is one of the biggest sweethearts and most patient buyers I’ve worked with. We looked at a handful of properties together to decide which would be the best route for her as far as condition, location, and price. We eventually toured a home for sale east of Bemidji closer to her work, which she immediately fell in love with. After a time or two of having this particular home under contract, and with a handful of super fun lending regulations, we are closed and her heart is full! I won’t lie, there were a few tears shed. These buyers started looking at houses early this spring and we quickly discovered that we did not like the average cookie cutter home. I quote Brittany when I say, “I want my house to have some soul!!” We were about to make an offer on a different house for sale, when their dream house hit the market. We were able to schedule showing the next day, and made an offer that same day and getting it accepted. With equity to be made and gained, I can't wait to see what you do to this property. Meanwhile, the median price of a home in the United States is around four hundred thousand dollars right now. That means if you skipped one coffee per day, you could save up enough cash to buy your dream house in.... just over 230 years. This is why I think it's pretty dumb advice to tell people to skip out on simple luxuries to save for a house. The math just doesn't add up. It's better to focus on the BIG things in your budget (car payment, always paying your credit card, student loans) than to worry too much about buying a coffee. Sometimes the little things in life are what keep us sane, so we can have the discipline to make responsible decisions on the big things! - Parker I heard someone say there should be at least one average guy in every Olympic race, just for reference. Do you prefer physical books or Audible? As a Realtor, I drive a lot. So, Audible is nice to have when I am traveling between appointments. Honestly, I listen to books more than music these days. But, I recently picked up a physical copy of a book, and I realized how much I missed the feeling of having a book in my hands. I might make more of an effort to relax and read in my downtime. Audible is great for traveling, saving space, and convenience. It definitely has its perks, don’t get me wrong. But, there is just something about that new book smell, you know? Make, model, year, brand name, etc. Depending on the extent of the damage, this task can be incredibly difficult and overwhelming. Trying to recall the make and model of your toaster or every single pair of shoes you own without having them in front of you is not easy.
