WHAT IS A LEASE NOTICE?

A Lease Notice is a document that informs a tenant or landlord of changes to an
existing lease. The type of notice you send depends on your situation.


LANDLORDS CAN SEND NOTICES TO TENANTS THAT INDICATE:

 * A breach of the lease
 * The lease is ending
 * Failure to comply with prior notice


TENANTS CAN SEND NOTICES TO THEIR LANDLORDS THAT INDICATE:

 * The property needs repair
 * The lease is ending
 * They (the tenant) wish to terminate the lease early




WHAT IS A NOTICE OF LEASE VIOLATION?

A Notice of Lease Violation can be sent to a landlord, property manager, or
tenant to inform them that they've broken a lease term (or terms).


A LANDLORD OR PROPERTY MANAGER COULD SEND A NOTICE TO THEIR TENANT BECAUSE:

 * The tenant owes rent
 * The tenant has made threats of violence towards other tenants or the landlord
 * The tenant has broken a minor lease term (e.g. not mowing the grass on their
   property)
 * The tenant has damaged the rental property
 * The tenant engaged in criminal or illegal acts on the property

Depending on the severity of the lease violation, the tenant may have a chance
to fix the violation and continue with their lease as normal.

If a tenant is sending a Notice of Lease Violation to a landlord or property
manager, it is usually because something in the rental property or suite needs
to be repaired.


WHAT IS A NOTICE OF RENT INCREASE?

A Notice of Rent Increase is sent by a landlord or property manager to a tenant
to inform them that their rent will increase on a certain date.

A landlord is usually obligated to:

 * Give their tenant notice before rent is increased (the amount of notice
   required varies by jurisdiction)
 * Provide written notice to their tenant informing them of the rent increase




WHAT IS A NOTICE OF TERMINATION?

A Notice of Termination can be used by a landlord or a tenant as documentation
that a lease is ending.


GENERALLY, A TERMINATION NOTICE IS USED FOR:

 * Month-to-month rentals
 * Jurisdictions where a specific amount of notice is required in order to
   terminate the lease

A Notice of Termination could also be sent as a courtesy to remind the tenant
that the end of a fixed-lease term is approaching, but it is not required.


WHAT IS A NOTICE TO PAY RENT OR QUIT?

A Notice to Pay Rent or Quit, also known as an Eviction Notice, is generally
sent by a landlord to a tenant to request payment for overdue rent.


THE LANDLORD SHOULD SEND A NOTICE TO PAY RENT OR QUIT:

 * To let the tenant know how much total rent they owe
 * To inform the tenant of what will happen if overdue rent is not paid by a
   certain date (usually results in the lease being canceled)
