CONCEPT


COASTAL & CONNECTED

THE POST is a unique urban coastal campus, created around an irreplaceable San
Diego landmark, the former Midway United States Post Office. The concept for THE
POST is inspired by the original design strength and simplicity of an envelope.

ENVELOPE:
A COMMUNICATION CARRIER ALLOWING PEOPLE TO CONNECT.

Much like the moment of excitement when opening a card or a package, THE POST
evokes an emotional response, an anticipation of what’s inside and then an awe
at the scale of what you have found within.

THE POST provides people with space to inspire, communicate, and connect. Its
design unfolds to create moments of discovery throughout; bold concrete forms
are softened with natural interventions, and rich color accents.

THE RESULT IS A MODERN AND TIMELESS ICON.


HERITAGE

1925

Ryan Airlines begins the first regularly scheduled passenger service connecting
San Diego and Los Angeles from Dutch Flats on this site.

1927

Charles Lindbergh tests The Spirit of St. Louis at Dutch Flats air field.

1920’S – 1940’S

The Dutch Flats air field, later known as Speer Airport. The Spirit of St. Louis
was tested on this site by Lindbergh in 1927.

1970’S – 2012

Midway Post Office built and operated for 42 years. The post office headquarters
was a 436,000 SF mail processing facility for all of the city of San Diego.

2017

Hammer Ventures purchases site to redevelop as a mixed-use urban coastal campus
called THE POST.

LANDSCAPE

The Post is a folding and unfolding of new landscape within the existingbuilding
structure. The strong angular forms created by pathways, planting,and seating on
the ground plane contrast the 1960’s brutalist architecture of the building.
This softening with landscape is a key to the unique experience of The Post.




LINEAR PARK

The Linear Park is the connection between structure and lanscape and is the
heart of the project. The park is series of angular pathways merged with wood
decks, planting, and social spaces creating an open, outdoor environment for
recreation, relaxation and collaboration.




RETAIL PLAZA

The Post introduces new retail opportunities along Midway Drive, taking
advantage of the highly visible existing north façade of the building. Large
bi-folding glass doors add an impressive element of interest along Midway Drive,
announcing The Post as something new, yet familiar, to the San Diego community.
Indoor/outdoor connectivity and gathering space further enhance these attractive
retail spaces.




LAWN

A flexible outdoor area has been created adjacent to the Nature Walk as an
additional buffer. The Lawn is simply that, a large green commons, available for
community gathering, sports and leisure, events, and a space to sit back and
enjoy views of The Post.




NATURE WALK

A grove of trees, natural boulders, and decomposed granite ground coverborders
Midway Drive as a buffer between traffic, The Post, and the park. This edge is
designed to inspire a new kind of environment, one that develops the landscape
as a natural extension of the materials used and one that promotes social
interaction while acting as a buffer to the urban streetscape.




TRANSFORMATION

This iconic structure requires careful additions of clean glass lines,
artinstallations, water and color elements, landscaping, and warm wood accents.
Central to the design is the exploration of light and its qualities on a grand
scale that is in balance with the scale of the building envelope. New
architectural elements evoke an anticipation of what’s inside THE POST.

Created from the existing United States Post Office building, This example of
1960’s brutalist architecture towers above the surrounding area and is
visiblefrom the Pacific Coast Highway and 5 freeway. The use of light and shadow
is explored in an almost cathedral like quality on the exterior and interior
spaces.

 * Outdoor Café
   The exterior café design is an extension of the interior. Providing varied
   types of seating, from booths, to banquette seating, to lounge furniture,
   small tables and even a large community table, allowing patrons to find a
   space that feels comfortable and creates a more relaxed ambience. The space
   is comfortable for lunch, with a more casual setting near the patio, as well
   as dinner with the lounge seating, booths, and bar. Canopy trees on the
   exterior bring down the scale of the space and provide shade. The glass wall
   is made up of large folding doors that connect the interior space to the
   patio and allow for the bar to serve drinks to patrons inside and out.
   
 * Entry / Lobby Experience
   A 50 foot high lobby featuring a sculptural gloss white stair and bridge.
   Light cascades down from above through skylights. A reflective reception desk
   and elevator tower play with light and perception, thus adding to the sense
   of discovery upon entering THE POST.
   
 * Entry Promenade
   The Entry Promenade is located on the southern edge of THE POST’s existing
   structure. This tree lined pedestrian plaza creates a buffer between parking,
   residential, and office space. This plaza has shade and space where people
   can mingle and cross paths on their way to and from the office, home, or a
   coffee break. Main entries are flanked by steel planters to both accent and
   anchor the space. The landscape forms of this promenade fold up onto the
   building and become a faceted metal shade screen, creating a new expression
   on the existing structure.
   
 * Lobby
   The lobby presents itself with a 24 foot tall structural glass wall framed in
   a dark bronze portal, immediately sparking curiosity. The faceted exterior
   screen wall dramatically soars over the entry doors, unwrapping to reveal the
   space within. Inside, visitors are rewarded with an unexpected palette of
   light, color, wood, plant life, and reflections.
   
 * Office First Floor
   Ground level access to the 1st floor office spaces can occur through the main
   lobby, secondary lobbies, and the central atrium. Tenants can take advantage
   these various entry points to create signature moments for engagement with
   staff and visitors. Daylight shines into the core of the 1st floor through
   atrium glass and filters deep into the floor plate due to 24’-0” clear
   ceiling heights. A first-floor mezzanine sits within the space and allows for
   greater use of the vast ceiling heights. The ground floor spaces will have
   adjacency to the sky atrium though large folding glass partitions creating a
   direct connection to the outdoors. Tenan
   
 * Sky Atrium
   Moving through the Lobby and stepping outside into the Sky Atrium brings one
   into an entirely authentic space made possible by the grandeur of the
   existing building structure. Strategic removal of roof and floor structure
   reveals an outdoor oasis within THE POST, featuring vertical gardens, a
   reflecting pool, and ample seating for individual retreats and group
   gatherings. This large opening in the building footprint also brings ample
   natural light to the interior tenant spaces that surround the atrium on both
   levels. A second-floor perimeter deck and connecting bridge allow for ease of
   circulation and additional exterior lounge and workspace.
   
 * 2nd Floor Office
   Clean and contrasting by design, the second-floor office space has potential
   for a diversity of work spaces. Desktop work stations meet spacious lounge
   environments that feature open access to roof top amenity decks. Private
   offices and collaboration spaces are highlighted with colored glazing. Open
   office areas are day-lit with skylights scattered across the concrete
   structure overhead. The second-floor at THE POST has 18’-0” clear ceilings
   promoting a sense of openness and clarity. THE POST offers opportunities for
   sleek interior finishes that underscore the natural beauty of the raw
   concrete structure.
   
 * Tenant Space / The Deck
   Tenant spaces within THE POST are flexible, collaborative, and highly
   conducive to not just work but a work lifestyle. Soaring ceiling heights of
   up to 25 feet, exposed concrete walls, massive open floor plates, waffle grid
   slab ceiling structures, skylights, second story outdoor terraces, and floor
   to ceiling glass, all combine in an incredibly unique environment with views
   to the Bay and Downtown Skyline, unlike anything else in San Diego. The
   potential for customized tenant use is only limited by the imagination. The
   experience of working at THE POST is simply one of a kind.
