them. They are the best landlords anyone could possibly ask for. They truly care
about their residents and the Jersey City community. They go above and beyond
always!! I never want to leave. Highly recommend living in one of their
residences! You will feel right at home!! The staff is so warm, friendly and

Having lived in Park Francis for two years now, and I am planning on staying a
few years more. The neighborhood is awesome and the commercial spaces are well
done. The common areas are always clean and stylish. My favorite part of living
here is the incredible roof top lounge. The front desk staff are very

It’s challenging to describe the absolutely wonderful experience we’ve had with
this landlord. They simply are not your typical landlord. Their names are Paul
and Eric, but they also partner with a team of individuals, Vanessa, Josh, John,
Tyron, Alex, and many, many others to make you feel like you’re part of a
community. Coming from New York City, we never experienced anything like it. Of
course, we’ve had people who cared about us or who valued us as tenants, but
from building to building there was not a sense of community. Between holiday
parties, super-quick maintenance responses, well-built (and quiet) residences,
and follow-ups from the landlord himself, SILVERMAN is in a class of its own.
They actually care about your experience (in addition to your rent payments). To
find this is extremely rare. To leave it was extremely sad. We’re going to miss
all that is SILVERMAN, and all this is and continues to grow to be Hamilton
Park. Thank you everyone for making our stay at two of your residences the most
valuable 3 years of our young family’s life.

I've lived in Charles & Co for almost two years and can't recommend this place
too highly. First, the floorplans are so spacious -- the actual usable sqft is
larger than the number on paper. Second, staff's responsive and friendly -- they
can always accommodate my needs, even when it's a bit stretch.

I recently moved into Charles & Co (201 Montgomery) and the experience has been
awesome - from the staff, who are unfailingly courteous and kind, to the
building, to the apartment itself. The building interior is beautiful, including
the 7th floor outdoor space, which is both much nicer, and much larger, than
equivalent spaces in other apartment buildings in downtown Jersey City.The
building also has an excellent professional gym on the ground floor, which is
private to Charles & Co residents, never crowded, and accessible 24/7. My
apartment is awesome, quiet, and full of sunlight most of the day.Along with
Hamilton Park (where I lived in another Silverman building, Hamilton Square,
very happily for 8 years), this part of Jersey City is hands-down one of the
best to live in. You are next to City Hall and a lot of good restaurants, one
block from Van Vorst Park, three blocks from Liberty State Park, and two blocks
from the PATH.And Paul and Eric Silverman are simply great to work with. I
bought my first apartment from them back in 2010, and it quickly became apparent
how much they care about Jersey City neighborhoods and creating great living
experiences for its residents.I am psyched to be living in a Silverman building
again.

The absolute best place to live in JC. People are warm, friendly and so helpful.
I lived in Silverman apartments for about five years and had zero issues or
complaints. Paul (Silverman) makes it a point to personally visit and introduce
himself to each new tenant, which is kinda amazing. The apartments themselves
are very spacious and extremely well designed. The studio I lived in was almost
the size of a 1BR with an extra large kitchen area. Plus the location is
excellent; right in downtown. You’re never more than five minutes away from
anything you need (groceries or a trandy neighborhood bar). Really can’t wait to
be back!

I have never been a big fan of summer and especially walking when its hot
outside but its been the most amazing month of my life since I moved into
Charles & Co (201 Montgomery Street) because I go on walk everyday since
exchange place is on walking distance and I sit on open terrace every night
which just makes me forget about all the daily stress and gives me the feeling
which everyone loves to have while staring at the city view. Thank you Paul and
Vanessa for making that happen and helping me throughout the process. Would
totally recommend to anyone looking for an apartment because this place has
everything you would look for in a nice apartment with adoring staff.Thank you

My husband and I have rented and owned several apartments in Silverman
buildings. The quality of the build is much higher than a majority of buildings
in Jersey City. We rarely had any issues with our condos and if there was ever a
concern the Silverman staff is top notch. Issues are handled promptly and
effectively. Dan, one of their property managers is an absolute pleasure to work
with.Additionally, the Silverman family creates an exceptional feeling of
community through organizing events or simply providing residents a little treat
from a local shop.

I looked at a bunch of different apartments before deciding on Silverman. I got
to meet Tyron “T” Miller, who works at the concierge for Charles & Co. He
introduced himself and the way he talked about Silverman gave me a good feeling.
I decided to move in and it was amazing! T was also always the first person to
greet me when I came downstairs in the morning. He always answered any questions
I had, helped me navigate the area, and solved any problems I was facing with
the apartment. Along with Angel, they made sure my experience was great! I don’t
think my experience in JC would have been the same without them. I moved out
yesterday and I’m gonna miss everyone there.

experience. Everyone I’ve come into contact with has been friendly, caring, and
efficient. Our building is always clean and well maintained. When we’ve needed a
repair, it’s been addressed quickly. They give back so much to the community and
are one of the reasons I love living near Hamilton Park. They truly care about

Silverman and Charles & Co surpassed all of our expectations and has truly
become our home. Residents are so friendly and welcoming, the staff are
exceptional and delightful, management is a dream to work with and the
facilities are AMAZING! We had our reservations about moving from Manhattan to
Jersey City, but I'm so glad that we did (saving on NYC taxes with a larger
brighter apartment and in building parking - yes please!). I'm gushing a bit
because we feel so lucky to have found this little gem in downtown Jersey City.
The Silvermans make a significant effort to build community wherever they
develop, and their presence is positively felt here. The charming independently
owned retail at ground level of the building offer the perfect gifting options
for any event or occasion! And the wine shop has an impressive selection of
quality beverages along with a delicious provisions section! & Co is a sweet
co-working space that we've taken advantage of from time to time for those 'work
from home' days and offers great coffee, fast wifi and meeting rooms! The gym
has an awesome yoga studio which we love (and a lovely wall of live plants
providing fresh air!). The rooftop amenities are awesome as well - you can
reserve the party space no problem and - there are grills and outdoor seating
which have great views of this Brooklyn-like charming part of downtown Jersey
City. The thing we appreciate most about the area is all of the solid dining
options around. Literally on the block is Razza Pizza which has been raved about
in the Times as some of the best pizza in "NYC". The fish and cheese mongers on
nearby Jersey Ave are amazing! We love walking around the neighborhood with our
dog and Liberty State Park is absurdly beautiful and a quick walk from the
apartment. The final thing I'll say about living here is the convenience of it
all - Grove Street PATH is 3 minutes away and runs regularly to the city where I
work in mid-town and it also runs to WTC no problem. If you have a car there is
parking in the building. We did our research on all of the apartments available
in the area and landed on Charles & Co because we didn't want carpeting in the
bedroom, gas stove, and great amenities at a great price. We love this place!

I have been a tenant of Silverman Properties for the past 5 years and all I can
say is AMAZING!!. The personal attention and care that is given to each and
every tenant and the amazing level of service to the properties are amazing!!!
From barbecues, holiday gifts, holiday parties, supporting other business in the
community, they go out of their way to give the best level of service possible.
The building and management staff are beyond amazing!!! I have lived in a number
of locations in Manhattan and the level of service and individual care does not
even come close!!!!!! They truly are the gold standard in Jersey city!!!!

I was one of the first tenants in the new Charles and Co building next to City
Hall. Having lived in Manhattan and elsewhere in Jersey City, this by far has
been my most pleasurable living situation! The SILVERMAN crew are very
responsive to e-mails and service requests: from the moment I first expressed
interest in the building until now, months into my lease.To pick one of my most
positive interactions with them, they offered me a free membership to a nearby
gym during the first few months of my lease while the in-building gym was under
construction. If you're looking for a home in Jersey City, I'd wholeheartedly
recommend talking to SILVERMAN during the search.

The company is fantastic - I love details, and they very clearly pay attention
to details. As a particularly cute example, the building I rented a unit in has
a tv with chairs in each laundry room. I was told this was because a couple met
in another building by this company and eventually married, so this was a way of
adding that story to their Charles & Co building. A nice touch that I had not
seen before and hope more businesses adopt this approach to their services.

We absolutely love living in a SILVERMAN building. We have lived in many
Manhattan and Hoboken buildings and have never experienced such a pleasant
renting experience. Starting with the warm welcome to the community by Mr. Paul
Silverman himself! Vanessa Imme moved mountains to make our move in experience
go as smoothly as possible. We are so happy with our apartment and never want to
leave! The building staff, Julio & Pedro, are so kind and go above and beyond
for anything we need. All the maintenance is taken care of right away.  Not to
mention the big smile on their faces everyday! We hope to never leave the

Silverman is the best landlord in Jersey City--perhaps anywhere. When there's a
problem, they fix it and every time I see Eric Silverman or Paul Silverman on

expertise of Silverman, and particularly thanks to Vanessa. As first time
homebuyers, we needed a lot of hand holding and advice, and we came to the right
place. Vanessa made the process of searching for a home as enjoyable and easy as
possible. She worked around our busy schedules and struck the right balance
between advising us in certain key areas and letting our preferences guide the
search. We so enjoyed spending time with her and getting to know her throughout
the search process. Vanessa clearly takes pride in her work, and once we had

My husband and I moved to Jersey City in July of 2017 from out of state. We
first lived in Hamilton Square and then moved across the courtyard to Park
Francis. I cannot say enough good things about our experience at Silverman
properties! The amenities are fantastic and the staff is amazing! From the
concierge staff to building management, everyone is so helpful and
accommodating. Our units at both buildings were beautiful, well maintained and
comfortable. I would highly recommend living at any one of the Silverman
buildings in Jersey City.

Have you ever lived in a condo where the development and management company
owners know the majority of people by name? And throw a holiday party for the
residents of all of their properties? And hold art show openings in the lobby of
the building? That's what it means to live at 232 Pavonia Avenue in Jersey City,
known at Hamilton Square. I recently purchased a condo at this Silverman
property - and couldn't be happier with the experience. There are maintenance
personnel on staff available for any needed repairs. The door personnel couldn't
be more helpful. One can't help but feel a part of a great community that cares
about the neighborhood, the lovely Hamilton Park, the architectural value and
the happiness of the residents. In our impersonal and transnational time, living
at a Silverman property feels special and human.

We have been tenants with Silverman for almost 3 years now and would have been
for much longer if we hadn't moved out of the area.The Silvermans go out of
their way to make sure their tenants are doing well! They were especially
helpful in connecting us to the community with their regular events around
Jersey City. We had moved here from out of town and instantly felt welcomed and
connected, not just in our building, but in the overall community as well. Never
a day goes by that you don't see Paul, John, Vanessa, Anne or Trevor around the
building or neighborhood, smiles on their faces as they work hard to ensure
everything is running smoothly.When we first looked up Silverman Properties to
check out their buildings, we thought the high praise and reviews that were
bestowed upon them online must be a mistake. Who has these kinds of great
reviews? We had ever seen that for a building/landlord, but they are all legit
reviews and living in a Silverman building is truly a unique and lovely
experience that we highly recommend.

My wife and our 2 small children have rented from Silverman for the past three
years and can say we have enjoyed every moment. It truly feels as if you are
apart of a community when you decide to rent with them. Every employee from the
leasing agent, maintenance workers, custodial staff, door men and women and even
Paul and Eric Silverman do an amazing job making sure you feel at home.
Management is very accessible and amendable to requests or special circumstances
from their tenants. Without going into details my family and I have had recent
turbulence in our life and were looking for assistance from Silverman. In a
matter of an hour of reaching out to management, Paul Silverman contacted me
personally and gave me his undivided attention and did everything he could to
help solve our situation. I don't know many places in JC that would of happened.
We are sad to go and would rent again as well as recommend the Silverman's to
anyone looking to find a home rather than just a place to live.

Had it not been for the current situation, we would have stayed at Charles & Co.
for years to come. While the entire staff was always professional, outgoing and
helpful, we found Maddie, Aaron (concierges) and Vanessa (leasing director) went
above and beyond to make our time there truly amazing. From the community roof
top deck with grills to the gym access to the quality of the units, you'd be
hard pressed to find a better apartment building in a great location...only 2
blocks from the PATH. We'd recommend Charles & Co. to anyone!

My fiance and I have rented in Charles & Co for the past 3 years. Although we
are sad to leave, we are so happy to say we rented from Silverman! They have
made our place feel just like home. From the front desk associates – Maddie &
Aaron, to our leasing agent – Vanessa, maintenance workers and cleaning staff,
we have had a great experience. Throughout the years, Silverman has also been so
generous with holiday parties, event tickets or wine and cheese in the lobby.
Charles & Co also has an attached gym, rooftop with grills and a great view,
many restaurants nearby and the path train is right down the block. If you're
looking in JC, don't miss out on these buildings.
