payments and lower vacancy rates than market-rate rental housing. LIHTC
properties typically experience a relatively quick lease-up and offer strong
potential economic returns, primarily due to the existence of the credit.

TAX CREDIT SPECIALIST ADVANCED (TCSA)

Tax Credit Specialist Advanced (TCSA) is for the holder of a TCS certification
who wants to join an elite group of experts on the administration of the Section
42 Low Income Housing Tax Credit program. Tax Credit Specialist Advanced builds
on and goes beyond the subject matter presented in our TCS class by delving into
the most complex of challenges and issues. Delivered online in three three-hour
sessions, TCSA enables professionals to share their experiences and their
solutions to the most difficult cases, all moderated by one of NCHM’s top
Section 42 experts.

TAX CREDIT SPECIALIST (TCS)

NCHM is setting the standard for training and certification in the Low-Income
Housing Tax Credit (LIHTC) world with our Tax Credit Specialist (TCS) program.
TCS provides a thorough review of IRS regulations and guidance, including the
IRS’s Guide for Completing Form 8823. The program also covers HUD Handbook
4350.3 guidance that pertains to LIHTC properties. Unlike programs offered by
others, NCHM teaches and it certifies. Don’t make the mistake of getting your

Registered Housing Manager (RHM) is NCHM’s most prestigious property management
certification. Candidates must first acquire certifications in NCHM’s four
