The senior apartments are encumbered by Regulatory Agreement TCAC #CA-99-834,
date effective August 5, 2000. The credit period started in 2001. The compliance
period runs for a term of 30 years. The agreement stipulates that all of the
units (except a manager unit) are to be rented to tenants that have incomes that
are at or below 60% of the Area Median Income (AMI). Overall, the property has
an average target of AMI 60%. The property is 100% tax exempt.


ASSISTED LIVING - 108 UNITS

The assisted living is encumbered by Regulatory Agreement from HUD #143-3036,
and filed with the Riverside County Clerk as Instrument Number 2000-148142, the
effective date is September 11, 2001. The credit period started in 2001. The
compliance period runs for a term of 30 years. The agreement stipulates that 22
of the units are to be rented to tenants that have incomes that are at or below
50% AMI and the remaining 86 units are restricted to households that are at or
below 95% AMI. The property is 100% tax exempt.
