Our focus is on the transformation of underperforming multifamily assets into
inspirational homes, community centers, work, and learning spaces.

investing by infusing data science into every aspect of the business. We pursue
constant, iterative improvement in every layer of the business, including:
market selection, asset segregation, underwriting speed and accuracy, diligence,
asset re-design, CapEx budgeting, asset management and capital event
optimization.

Our intent is to provide tangible value-add to our investors by delivering
higher risk-adjusted returns paired with a significantly greater capital
deployment velocity vs. typical industry peers. Our value-add to residents is to
improve and modernize the quality of their housing and amenities.

EXPERIENCE

Alpha Catalyst CRE is led by Yuriy Gelfman its President and Chief Investment
Officer. Prior to founding Alpha Catalyst CRE, he served as Chief Investment
Officer and co-founder of Olive Tree Holdings. During his 6+ year tenure at
Olive Tree, Yuriy co-led the business in the acquisition of over 17,000
underperforming apartments and the disposition of over 6,700 units at strong
IRRs. Prior to Olive Tree, he accumulated a decade of experience at two
prominent equity hedge funds, Man Investments and Citadel, where he led
investments across an array of industries spanning the perimeter of commercial
real estate.

MISSION

Our mission is to not only serve the financial needs of our strategic capital
partners but to also have a clear positive effect on the quality of housing
within which our residents live. Further, 5% of the profits generated by Alpha
Catalyst CRE will be reinvested in housing and adjacent causes that enrich the
lives of LMI tenants.
