   having its police department, the Renaissance At River Oaks also features a
   24/7 manned-gate entrance.

 * EXCELLENT AMENITIES: Renaissance At River Oaks features an outdoor swimming
   pool, Mediterranean-style pool lounge area, fitness gym, clubhouse, and
   outdoor picnic areas.

 * UNIQUE ARCHITECTURE: Originally built-in 1992 as an apartment complex, the
   Renaissance At River Oaks was converted into a residential midrise with
   unique architecture in 2000. The building heavily uses garden themes to exude
   a small-town vibe. Occupying an entire city block in River Oaks, the building
   features 4 floors (3 residential floors and 1 parking floor) with 288 units.

 * CUSTOMIZABLE UNITS: Ranging from 850 to 2,000 square feet, the Renaissance At
   River Oaks condos come in one-, two- and three-bedroom floor plans. Some
   units come with granite countertops, stainless steel appliances, and hardwood
   floors. Residents also have the option to customize the interior design of
   the unit. Renaissance At River Oaks features a combination of traditional and
   modern designs. The condo complex exudes a European vibe with its classic
   brick designs, strong tones of terracotta, and accents of white elements in
   certain areas.

 * SHOPPING AND DINING: Residents enjoy next-door living to high-end shops and
   restaurants. The River Oaks Shopping Center is only 0.6 miles away from the
   building. Highland Village, The Galleria, and Uptown Park are less than 5

addition, a variety of condo factors affect resale in this complex.

Both positive and negative factors include: certain floors have higher ceilings
than others, natural light & window placement vary by floor plan, overlooking
the pool can be noisy in summer months, being adjacent to Shepherd brings more
traffic noise, overlooking the shopping complex provides a disadvantaged view,
and some units have more parking spots than others.
