Full Disclosure: I have been friends with Blake since the 4th grade. That
being said; I can say that we emerged from our home-buying experience with an
even better relationship than when we started, especially after navigating
the cut-throat Seattle market for over 3 months. A lesser agent would have
written us off but Blake stuck by us through the tears and struggles. Maybe
he felt like he owed it to me; I seem to remember pulling him from a burning
building in 1994. Maybe not. Either way; I feel indebted to him now. He got
us into a house!!
Blake is positive, hard-working, and client focused. He made us feel like we
were his only client (we were not), he diligently and expertly composed and
presented our complex offers (VA loan, escalator clauses, etc.) and he always
stayed positive even when we had no chance, came up short, or got down-right
screwed. We got a house on our 5th offer. It was super tough, but Blake found
a way and he made it happen. It feels good knowing that we have an agent and
friend for life.

Blake helped us to sell our house in Shoreline and purchase a house in
Bothell. We've gone through the buying/selling process a few times and this
was BY FAR our best experience ever.
THE SALE
Blake was completely on top of getting our house sold, and got it done within
a few days on market with 5 offers and $50k over list price. We really credit
that sale to his knowledge and expertise--he gave us great recommendations
for packing certain items ahead of time, rearranging rooms to make the "flow"
more appealing, making repairs that he knew buyers would request, etc. He
even thought to have us provide our inspection report to all interested
parties, which caused almost all offers to waive it completely. I know that
there's no way our house would have sold (especially for the price it did)
with any other realtor.
THE PURCHASE
If that wasn't enough, Blake's quick thinking and ability to take advantage
of a sale that had just fallen through allowed us to jump on an amazing house
in our ideal neighborhood. We looked at a lot of homes in a very short time
frame (he even took time to view places while we were at work to shorten the
list), but with the extremely hot market it is so difficult to buy. Again, I
am confident that we NEVER would have gotten our new house, especially for
the price and without a bidding war, without Blake thinking on his feet and
working in our best interest.
We would recommend Blake to anyone searching for a new home or looking to
sell their current house, regardless of the location. Whether you're more
experienced or a first-timer, his patience, expertise, and extremely strong
work ethic will make the process so much easier and more enjoyable. Thank you
Blake!!

Blake helped us purchase our first home. Although we had chosen the community
just around the time we met him, so there was no real browsing the market
with him, he helped us with quite a few things that if not handled properly
would have soured the deal for us.
He -
1. Put us in touch with a home inspector who did a very detailed job.
2. Relayed our concerns to the builder in a manner that conveyed our
seriousness in getting some changes done.
3. Provided us with references for several lenders without pushing any one on
us.
4. Stayed on top of all the paperwork so we could get everything done on
time.
5. Coordinated with all parties to move up our closing date by a week which
was of great help to us.
6. Was always ready to answer our questions, which we had a lot of.
So, overall we had a great experience with Blake and recommend him
wholeheartedly.

Blake helped my husband and me purchase our first home in the Shoreline area.
We were first time buyers and had so many questions before even going out on
our first visit to a home. Blake was extremely knowledgeable of the home
buying process and gave us tips for how to put our 'best face' forward when
applying for pre-approval during this hot seller's market.
Although we were under a deadline to move, we never felt pressured by Blake
at any point in the home buying process. He showed us many, many homes over
the course of several weeks and was very patient with us as we asked what I'm
sure are very basic home buying questions. I liked that he provided an iPad
as we toured the homes so that we could keep track of what we did/did not
like about them - after a while all the homes seemed to blur together, so it
was helpful to go back to the notes as a reference.
We decided to make an offer on our house on the afternoon of a holiday
weekend, and Blake knew that we should act fast. He drew up the contract and
came over at 9 pm that night to walk us through it, and was again so patient
with us as we took several hours asking all of our questions before putting
in the offer. Thanks to his quick advice, the offer was accepted the next
day.
Blake also is very well connected. We asked him for resources for how to find
a contractor to repair an item that the inspector found, how to get the gas
line extended to our house, and how to choose a home inspector (among other
questions). He knew whom to contact and was always very prompt in getting us
this information.
Buying a house can be a very stressful and time consuming experience -
especially as a first time buyer - but Blake's expertise and calm demeanor
helped make the whole process go so smoothly. I would definitely recommend
him to anyone in the Seattle area looking to buy or sell their home.

Blake is a great listener. He is very patient and thoughtful. He is
straight-forward and I felt he knew exactly what we wanted. If not for him I
don't think we would have found a home in this crazy housing market, in the

First to Review
We recently purchased our first home in Seattle. We happened to meet Blake at
an open house and instantly liked his style. Blake is professional,
knowledgeable, and so enjoyable to work with. Blake immediately sent us a
packet of materials related to first time home buying that answered many of
our questions. He was so helpful and encouraging, despite our many beginner
questions. Blake was genuinely excited to help us find our first home, and we
never doubted his commitment to finding us something that was exactly like we
wanted. Unlike many other realtors we have encountered, Blake has such a
focus on fit, not simply selling a house. He started off having us list the
most important aspects in a home, and helped us stay true to that. He also
has a great knowledge of homes, home ownership, and general repairs, which
came in handy particularly looking at older homes. Blake was very honest with
us about any concerns he had about houses or great features that we may not
have noticed. However, we never felt pressured or swayed at all. Blake
encouraged us to feel whether the house was right for us. Blake also
connected us with Lance Morgan's mortgage broker team, which was a great
experience as well. We loved the online site Blake used to preview homes and
rank them. Blake also had us take notes on the homes on the iPad throughout
the home tours to review later. This helped us keep the many homes straight,
and ultimately helped us find our house, as it kept our favorites forefront
in our minds. We ended up buying the first house we made an offer on, after
looking at a number of homes and getting a feel for our price range.
The process was so smooth and felt so professionally handled. We had complete
trust in Blake representing us, and we ultimately got the house we wanted at
an amazing price! We could not have asked for a better realtor and partner in
the process of buying a home. We feel so incredibly lucky to have found
Blake, and we really cannot recommend him highly enough. He truly went above
and beyond for us, and really cared about the outcome. Blake is a great man
and a great realtor! There is nothing we would change about the experience!
Anyone would be lucky to have Blake represent them and help them through this
experience.

We are so thrilled to have had the chance to work with Blake! We've known
Blake for several years, so when we were ready to start looking for a home we
reached out to him first. Blake was very accommodating with setting up times
to tour homes, made his office space available for meetings, recommended a
wonderful lending company that was great to work with, and is very
knowledgable about the home buying process and the Seattle-area market. We
felt like we were given appropriate feedback and advice throughout the entire
process, weren't made to feel like we needed to hurry with decision making at
any point, and Blake has continued to be amazing after our home closed by
suggesting vendors and contractors he's worked with that are available to
help us get started on projects at our new place. Blake is easy to talk to,
explains things in down-to-earth terms that are simple to understand for real
estate novices like myself and my husband, and is present and attentive for
every piece of the home buying process. The home we ultimately purchased was
a place that Blake helped us make an offer on, but when that wasn't accepted,
Blake had more places for us to go see to help us narrow down if we wanted to
pursue our home further, or move onto other options. Blake was able to
negotiate concessions from the seller, and our appraisal for the home came in
quite a bit higher than the purchase price of the home. Yay! We are so
thankful to have had Blake's assistance and help in finding our new home and
will absolutely recommend him to any friends and family that we know are

We are so pleased with the great service and high commitment from Blake and
would highly recommend him to anyone who is selling or buying a home. Blake
helped us sell our condo - which was going through some challenges. He gave
us advice and information on how to set up our home for perspective buyers.
Blake did a great job getting the word out about our condo and it sold
really fast. Blake's attentiveness was also exceptional during the process
of purchasing our home. He was helpful and available every step of the way.
We soon fell in love with a house after our condo sold. Blake quickly got
us a tour of the house and we bought the house at a great price! We really

There are so many different people out there who are ready to 'help you' find
a home. It can be overwhelming at times, friends, old collegues, family
members all know 'the' person to choose to help in the process. Well now I
can throw my hat in the ring by being able to tell everyone I know who to
work with, Blake Budden. If you are looking for an extremely responsive,
accomidating, confident, and thourough Real Estate agent, look no further.
Blake helped my Fiancee and I purchase our first home in Bothell, and there
were quite a few hiccups along the way, but Blake was never flustered by
them, and had a way to work through all the obstacles that arose. When our
first offer wasnt chosen, He kept looking for a better home. When the next
home we fell in love with was for sale by owner, Blake was able to help us
get the absolute best deal by coming up with a offer that was so good there
was no way the seller could say no, and even when he did, Blake stuck to our
budget and we got the deal done anyway. Even after the purchase was all
hemmed up an issue with an unpaid item came up, Blake took ownership of the
issue and worked with us to remedy it in a timely, effective manner. I can't
think of any other way to thank Blake other than to write him this review,
and send as much business to him as possible.
