68 Lombard Street at present is a ten-floor office building (GF + 7 storeys + 3
basement levels) located at the heart of the City of London’s financial
district, Lombard Street was once home to numerous banks’ HQ buildings.
The existing building no longer meets the modern spatial and energy efficiency
standards sought by office tenants and is not fit to remain in office use.
Located within walking distance of historic landmarks like the Bank of England
and Leadenhall Market, 68 Lombard Street is ideal for visitors seeking a blend
of modern comfort and rich history.

Regenerate an outdated building to create a new hotel which provides exciting

INTRODUCTION OF A NEW HOTEL

We aspire to develop an exciting new hotel in the heart of the City of London.
With its proximity to numerous heritage sites, tourist attractions and excellent
transport links, 68 Lombard Street will appeal to both tourists and business
travellers. Converting the building from office to hotel use enables us to
preserve a building that no longer meets the modern spatial and energy
efficiency standards sought by office tenants.
Our proposals also align with the City Corporation’s Destination City
initiative, which aims to create ‘the world’s most innovative, inclusive, and
sustainable business ecosystem, as well as an attractive place to invest, work,
live, learn, and visit’.

SENSITIVE EXTENSION

We plan to extend the existing roof, allowing for the addition of more hotel
rooms and the creation of a new outdoor roof terrace. This terrace will feature
urban greenery for hotel guests to enjoy, along with views of the surrounding
area.


NEW GROUND FLOOR CAFÉ

Our vision includes a welcoming ground-floor café with a vibrant street-level
presence, designed to appeal to locals, tourists, and business visitors alike.
The café will breathe new life into Lombard Street, providing a versatile space
to relax, socialise, or work. This use is particularly fitting for 68 Lombard
Street, the site has a rich heritage as the location of one of London’s first
coffee houses, the historic Garraway’s Coffee House, which dates back to the
17th century.



SUSTAINABLE DEVELOPMENT

Our refurbishment plans for 68 Lombard Street focus on retaining and upgrading
the existing structure to significantly reduce the carbon emissions typically
associated with redevelopment. By modernising the building to meet the highest
environmental standards, including a target BREEAM ‘Excellent’ rating, we aim to
create a sustainable and energy-efficient hotel.
The project includes significant upgrades to the building’s energy systems and
insulation, ensuring optimal efficiency, while the introduction of rooftop
greenery will enhance biodiversity and provide a valuable urban habitat.
Together, these enhancements will transform 68 Lombard Street into a
