From architectural design and structural improvements to energy-efficient upgrades and modern amenities, we transform these buildings into attractive and functional spaces that stand the test of time. Subsequently we ensure efficient property management with excellent customer service. AFFORDABLE HOUSING SOLUTIONS We are dedicated to making quality housing accessible to everyone. FKAH offers a variety of affordable housing options, including apartments, single-family homes, and shared, supportive housing, all designed to meet different budget needs without compromising on comfort or quality. MARKET RATE APARTMENTS Alongside our affordable housing initiatives, we also provide market-rate apartments for those seeking a premium living experience. These apartments boast luxurious amenities, thoughtful layouts, and contemporary design to meet the expectations of discerning residents. All FKAH communities will include ADA-compliant units for residents who have mobility, vision, and hearing disabilities. OUR GOALS Fanice Keen Apartment Homes LLC (FKAH), an emerging real estate development and property management firm, is revitalizing North St. Louis by transforming vacant buildings into vibrant spaces. This SBA-certified Service Disabled Veteran Owned Small Business (SDVOSB) was founded on September 19, 2021, in Saint Louis, MO. The mission of FKAH is to revitalize vacant, dilapidated buildings into quality, affordable, and market-rate apartment homes, single-family homes, and shared, supportive housing for marginalized populations. FKAH is transforming a vacant, dilapidated apartment building in Goodfellow Commercial Corridor's West End neighborhood into a mixed-use space. The space is at 5820 Cabanne Ave, Saint Louis, MO 63112. We will house our Company Headquarters, operations team, offices, a coin laundry facility, and 24 apartment homes for middle-class and low-to-moderate-income families and veterans. Two units will be ADA-compliant for residents with mobility, vision, and hearing disabilities. In May 2023, FKAH acquired site control of this property from a sister company M&C Global Enterprises LLC via a develop & lease with an option-to-buy agreement. This project will create 11 jobs within the North St. Louis community. In collaboration with community stakeholders and proven development professionals, FKAH has set a goal of creating 200 permanent homes for 400 people by December 31, 2026. FKAH is excited to share that we are transforming an abandoned church into a Visual & Performing Arts Center at 1914 Union Blvd, Saint Louis, MO 63113 in Union Commercial Corridor's Kingsway West neighborhood. On 7/13/2022, FKAH purchased this property via a tax sale. Niche: Housing Communities that Embrace Socioeconomic Diversity. We meet our customers where they are. OUR COVID-19 IMPACT STATEMENT The impact of COVID-19 on construction and real estate, particularly the rising costs of construction materials and the challenges faced by businesses in qualified US Department of Housing and Urban Development Census Tracts has been significant. Fanice Keen Apartments LLC recognizes these challenges and is committed to addressing them through various initiatives. Firstly, FKAH acknowledges the financial strain that the pandemic has placed on real estate developers and property owners due to increased construction material costs. This has led to business closures and halted construction projects, impacting property maintenance and development. FKAH, as part of its response, plans to collaborate with MBE/WBE small businesses to mitigate the negative impact of COVID-19 on such companies. In terms of housing communities, FKAH recognizes the exacerbated socioeconomic divisions and increased homelessness caused by COVID-19. To combat this, FKAH aims to establish housing communities that promote socioeconomic diversity and inclusivity. This includes offering affordable housing solutions and market-rate apartments, all priced at or below HUD Fair Market Rent. FKAH's affordable housing initiatives also include income-restricted units for low- and moderate-income families and ADA-compliant units for residents with mobility, vision, and hearing disabilities, ensuring accessibility for people with limited financial resources & people living with disabilities. Furthermore, FKAH is committed to creating housing environments that foster trust and community resilience. This involves organizing tenant-planned group outings, community development projects, and providing supportive services for tenants and employees. Addressing the surge in violent crimes amidst the pandemic, FKAH is dedicated to reducing violence by enhancing conflict resolution, promoting mental well-being, and refining communication skills among community members. This is achieved through group etiquette instruction and connecting individuals to counseling services. Marian is a Retired Army Master Sergeant, and a native of North St. Louis, MO. She has 18 years of real estate investment and property management experience. Marian graduated from Grow America's Entrepreneurship Academy and Urban Land Institute's Real Estate Diversity Initiative. She holds a BA in Psychology and African & Afro-American Studies from Washington University in St. Louis and is a proud Central Visual and Performing Arts High School graduate. Marian has been part of the West End Neighbors neighborhood association since April 2023. She is a proud wife, mother, grandmother, and world citizen. He was a Captain with the Missouri Department of Corrections and retired after 22 years of service. He handles contractor relations and project management. Willie is a proud husband of 29 years, father, and grandfather. He is a creative who loves to paint, dance, sing, and win at Uno during the monthly Coffman Siblings Game Night with his dad. R.C. Nall (he/him) Maintenance & Housekeeping Specialist maintenance@fanicekeen.com R.C. has been with the company since February 2024. R.C. has years of experience handling maintenance requests for local real estate investors. He is committed to teaching youth to learn new skills and make wise decisions. Ronald handles day-to-day maintenance requests. C.L. Coffman (he/him) Merchandise Sales Consultant sales@fanicekeen.com C.L. studied finance and accounting at University of Missouri Kansas City.
