BUYERS INSPECTIONS

Buying a home is one of the biggest investments you will ever make. Before you
buy, you should have a home inspection to avoid potentially costly repairs that
would otherwise go undetected until they become even more costly. This is our
typical home inspection that catches common defects so you understand the
investment you’re making.


PRE-LISTING INSPECTIONS

Some homeowners want to make repairs to their house before they put it on the
market and will make repairs using their inspection report as a baseline
reference. Please understand that most buyers will still want to perform their
own inspection even if the seller has already had an inspection done.


NEW CONSTRUCTION INSPECTIONS

If you are having a house built make sure you get out Pre-Drywall inspection. We
will inspect you house before the drywall gets installed. This is the best time
to repair any missed defects before they get covered up and may cause issues
further down the line.


FOUR-POINT INSPECTIONS

A four point inspection will usually be needed by the insurance companies before
they will provide coverage on housed over 25 to 30 years old. If you get a 4
point inspection it us valid for only one year. If you switch policies or file
any claims you may need to get new one performed after that.


WIND MITIGATION

A wind mitigation inspection is an insurance inspection that reports how will
your house has been built to resist damage that comes form hurricane force
winds. Based on this report your house may qualify for discounts on your home
insurance policy. This can save you hundred every year. Make sure to order a

THERMAL IMAGING

The purpose of an infrared scan is to find issues that may not be visible to the
naked eye and catch them before they become a major problem. With the use of our
infrared camera, we can help identify moisture, insulation, electrical, HVAC

WHY SHOULD I GET A HOME INSPECTION?

It’s important to know that when you move in your new home, you and your family
will be safe and comfortable. Safety is our number one priority, so we pay close
attention to any safety hazards that may cause harm to you or your family.

Another thing we inspect for are major defects. A major defect is a system or
component that is not working properly that will require repair to be made by a
professional. Major defects can sometimes cost thousands of dollars. Home owners
will want to know about these before they sign on the dotted line.

At Safeline, we also evaluate the livability of your next home. Home inspections
are also a great service for homeowners who want to extend the life of their
home by performing annual maintenance inspections. Every homeowner should have
peace of mind knowing they don’t have to worry about any major ongoing repairs
or defects in their home.

 


CAN I ATTEND THE INSPECTION?

Yes! We always encourage all our home buyers to join us during the inspection
process. It is usually the first and sometimes only opportunity you will get to
spend a extended time and the house you are looking to buy. Take that time to
get an in-depth discovery of your new space. Talk to your new neighbors about
the neighborhood and find out whether this is somewhere you can really see
yourself living. If you want you can also, walk around with us so we can explain
to you what we are looking during the various aspects of the inspection process.


HOW LONG DOES A HOME INSPECTION TAKE?

Depending on the size of the property, its age, and the condition that it is in;
an inspection will take generally between 2 – 4 hours. We have a team of
inspectors that work together to complete the inspection which allows for a
quicker evaluation of the home without being rushed. You want the inspection to
go smoothly so that you can move forward in your home buying or selling process.


DO YOU WALK ON THE ROOF?

The InterNACHI standards of practice does not require a home inspector to walk
on the roof for it to be inspected. However, the answer to this question is yes.
We feel that a roof cannot be properly inspected if you can not walk on it.
Walking on a roof allows us to touch and feel conditions in the roof that could
not be noticed otherwise. There are a few exceptions when we would not walk on a
room (raining, too steep, material). We walk on most of the roofs that we
inspect.


HOW MUCH DOES A HOME INSPECTION COST?

Our Home Inspections are usually between $300 and $500 for most standard houses.

WHEN WILL I GET THE REPORT?

We understand how important the inspection process it. As someone buying a house
you have to wait on a lot of thing. We don’t want you having to wait on the
report. We have our home inspection reports complete within 24 hours.


WHAT IF THE INSPECTION REPORT REVEALS PROBLEMS?

This is a great question. It is the inspectors job to find defects, but it is
not our job to repair them (that would be a conflict of interest). Safeline is a
well connected local business and we will gladly refer you to other great local
business that can help you repair anything that might be found at the
inspection.


CAN I SHARE THE INSPECTION REPORT?

Yes, you can share the report to anyone you want. All our inspection reports are
a digital PDF file. You would simply go to the download site to download any
reports that you purchased with the inspection. To share them you could email
the file, or you could share the link to the download site. Whatever works best
for you.
