MISSION IMPOSSIBLE

There is no such thing as a “Perfect House”. A disciplined Client making
informed decisions will get far closer to “Perfect” than any other method we
know. You are far less likely to forget anything, and you are far less likely to
find something you like better elsewhere if you follow our structured process
step by step, avoiding errors. The internet is a valuable resource for design
and decorating ideas. Pinterest is one of our favorites, but there are many
other resources available that we can recommend.

There is a huge difference between choosing from available homes for sale, and
being able to determine your own balance between needs, wants, and resources.
Resale homes on the market are more a reflection of the past than current
designs and amenities. Buyers are faced with trying to fit their needs, wants,
and expectations into a home custom built for others, or not built for anyone in
particular.

APPROACH/ATTITUDE

Madyson Custom Homes, Inc. We encourage that as much detail as possible be
determined prior to Contract, but Madyson Custom Homes, Inc. remains FLEXIBLE
throughout the process until the house is completed. A large number of Client
selections including flooring, kitchen and bathroom finishes, appliances,
interior and exterior trim items, interior colors, and some front elevation
finishes need not be completed until the house is almost 75% completed. Madyson
Custom Homes, Inc. is responsive to any and all modifications that arise through
the course of construction. The Client is queried through the course of
construction so that we can avoid any costly changes by acting preemptively-and
possibly make some changes that can save money.




PRICING OVERVIEW




AMENITIES

Each area of the house has its own characteristics that can impact pricing. The
most expensive area of the house is generally the main floor because it has the
kitchen, owner suite, owner bath, other baths, attachments such as porches and
garages, and other amenities used by all family members.


CAPES

The upper level of the house (two story) is generally less expensive than the
main floor, the upper level built as a cape is generally less expensive than a
two story, and the least expensive upper level area is living area over the
garage.


“MAN CAVE”

It is possible to utilize over garage areas for additional living space, for
instance, that can help to reduce the overall cost per square foot living area
for the entire house. These types of reviews are routinely part of Client
interactions, and central to the Madyson Custom Homes, Inc. “Value by Design”
process.




“REMOVATIONS”




REMODELING, MOVING, RENOVATING

“Removations” (Remodeling, Moving, Renovating) refers to changes that will have
to be made to an existing home before or shortly after moving in. These costs
are part of the existing home purchase price. The existing home may cost less
than new construction, but “Removations” may cost much more than anticipated and
need to be factored into the total cost of the home purchase. “Removations” that
are perceived to be minimal, more often than not.

lanai and walkway finishes, exterior lighting, completing fire pits and outdoor
kitchens roughed-in with plumbing, gas, and electric, attic storage adjacent to
installed access stairs, and so on……. We recommend that all Clients look into
Home Warranties—bay-pines-PRESTIGE CUSTOM HOMES pays for the first year, and the
Client can determine if the ongoing annual cost is worthwhile. Deferred finishes
can easily exceed $30,000.00 $50,000.00 in up front savings.


END OF REMOVATIONS

“Removations” that are foreseeable, provide rough-ins for additional living
areas, and consider areas that may be needed or wanted by another Owner.




PREEMPTIVE ROUGH-INS

Careful new design, planning, and construction can limit “Removations” down the
road. Consider rough-ins for anticipated future expansion, or areas that will
likely be wanted by a future Owner. Give yourself some live-in time in your new
home for selections that are best made later rather than sooner. Defer amenities
to when they are both useful and affordable, but prep to avoid “re-do” future
expenses. Rough-in plumbing and electric, bonus areas over the garage, code
compliant foundations under slabs, additional electric panel capacity, storage
areas, and so on to reduce future expansion costs.

New construction need not cost a great deal more than existing homes……and can be
a much better value than existing homes requiring
