A DISSOLVED STATE BY THE ORDER OF THE NEBRASKA SECRETARY OF STATE.



"CERTIFICATE OF AUTHORITY TO TRANSACT BUSINESS IN NEBRASKA IS REVOKED."

WHY WAS THIS WEBSITE CREATED?

In June 2024, the Board of Directors of Saddlebrook HOA allowed the former HOA
website to expire, eliminating a valuable resource for homeowners and easy
access to information, including the covenants. This website will restore easy
access to that information, and provide an independent source of current
information.

News Item

FIBER INSTALLATION COMING TO SADDLEBROOK

Metronet will be installing fiber optic infrastructure in Saddlebrook this
summer. This will involve digging and horizontal drilling within the utility
rights-of-way that are along the streets and along property boundaries. It's
unknown at this time where it will go.


Process for assessing dues per the Covenants (Article III Section 4)

THE BOARD ADOPTS A PROPOSED BUDGET

This must occur at least 50 days before the beginning of the Assocation's fiscal
year, which would be by about November 10.

THE BOARD SUBMITS THE PROPSED BUDGET TO THE MEMBERS AND SETS THE DATE FOR THE
ANNUAL MEETING

This must occur within 30 days of the adoption of the Budget by the Board.

THE BOARD HOLDS THE ANNUAL MEETING AND THE PROPOSED BUDGET (AND DUES AMOUNT) IS
VOTED ON

In the event the proposed budget is rejected at the annual meeting, the annual
budget last ratified by the Owners shall be continued until such time as the
Owners ratify a subsequent budget proposed by the Board of Directors

THE BOARD NOTIFIES THE MEMBERS OF THE DUES AMOUNT

This notice is in writing.

ABOUT SADDLEBROOK

Saddlebrook was originally developed by Benchmark Homes. The original plat was
recorded with the Douglas County (Nebraska) Register of Deeds office on August
3, 2000, consisting of 72 Villa lots and 157 Traditional lots. Later replats
resulted in the current 63 Villa lots and 353 Traditional lots. While
Saddlebrook is outside the city limits of Omaha, it is well within the 3-mile
jurisdictional boundary.

There are two independent Homeowners Associations in Saddlebrook, one for the
homeowners of the Traditional lots ("Saddlebrook Homeowners Assocation") and one
for the homeowners of the Villa lots ("Villas of Saddlebrook Homeowners
Association"). Each Association is an independent, not-for-profit corporation.

The maintenance of the streets (with the exception of the streets within the
Villas), sewers, streetlights and traffic signs in Saddlebrook is the
responsibility of Sanitary and Improvement District (SID) #446. The 5-member
Board of Trustees, consisting of 5 resident property owners, is elected every 2
years.

Fire and Rescue services are provided by Bennington VFD. Law enforcement
provided by Douglas County Sheriff. Snow removal from the streets is provided by
Douglas County. Garbage collection is contracted by the SID and paid via
property taxes.
