The original plat was recorded with the Douglas County (Nebraska) Register of Deeds office on August 3, 2000, consisting of 72 Villa lots and 157 Traditional lots. Later replats resulted in the current 63 Villa lots and 353 Traditional lots. While Saddlebrook is outside the city limits of Omaha, it is well within the 3-mile jurisdictional boundary. There are two independent Homeowners Associations in Saddlebrook, one for the homeowners of the Traditional lots ("Saddlebrook Homeowners Assocation") and one for the homeowners of the Villa lots ("Villas of Saddlebrook Homeowners Association"). Each Association is an independent, not-for-profit corporation. The maintenance of the streets (with the exception of the streets within the Villas), sewers, streetlights and traffic signs in Saddlebrook is the responsibility of Sanitary and Improvement District (SID) #446. The 5-member Board of Trustees, consisting of 5 resident property owners, is elected every 2 years. Fire and Rescue services are provided by Bennington VFD. Law enforcement provided by Douglas County Sheriff. Snow removal from the streets is provided by Douglas County. Garbage collection is contracted by the SID and paid via property taxes. -------------------------------------------------------------------------------- This website is not affiliated with Saddlebrook Homeowners Association Inc. or PJ Morgan Investments Inc. 20240701
