OAKLAND — Twitter has signed a lease to occupy a big chunk of space in downtown
Oakland that will enable the social media giant to operate with a hybrid office
model crafted for the COVID era.

The tech company has leased 66,000 square feet in an office tower at 1330
Broadway in Oakland, Twitter and the owners of the highrise said Friday.

“Oakland was a natural choice for us as part of our expansion within the Bay
Area and will be among our first spaces designed with a completely hybrid work
model in mind,” Tracy Hawkins, Twitter’s vice president of real estate,
workplace and remote experience, posted in a tweet on Friday.

Separately, Twitter intends to open an office soon in San Jose in that city’s
Santana Row complex.



San Francisco-based Twitter said it will open the new office in downtown Oakland
in 2022.

The 1330 Broadway tower where Twitter has leased space is owned by a venture of
TMG Partners, a Bay Area development company; and KKR, an investment company
with a global reach.

“The Oakland office market has maintained strong tenant demand from companies
both growing their footprint in Oakland and those looking to move to Oakland for
its strong workforce, diverse lifestyle, entertainment options, transportation,
and ample housing options,” said David Cropper, TMG’s director of development.

TMG and KKR were represented by John Dolby of commercial real estate firm
Cushman & Wakefield. Twitter was represented by Christina Clark and Matt Lehman
of Cresa, a commercial real estate firm.

Office space of this size could typically accommodate 330 workers. It’s not
known what Twitter’s hybrid model would countenance in terms of the number of
employees.



Twitter agreed to occupy four full floors through the lease deal, TMG and KKR
said.

The tech company noted that despite its leases in Oakland and San Jose, the
company doesn’t intend to exit San Francisco altogether.

“Twitter was born in San Francisco and we’ll always have a home here,” Hawkins
said. “We’re continuing to look at ways to support a more distributed workforce
and better meet our employees and talent where they are and where they want to
be.”

KKR and TMG presided over a wide-ranging renovation of the 1330 Broadway office
tower to increase its appeal to tenants.

A new main lobby and building entrance, new common area revamps, major
modernization of the elevators, upgraded conference facilities, improvements to
bike parking, and new commuter showers were key features of the facelift.



“Twitter’s expansion into Oakland demonstrates that major employers are still
drawn to our city’s unique cultural amenities and creative energy,” Oakland
Mayor Libby Schaaf said.

Several Twitter employees, in replies to the Hawkins tweet, embraced the
upcoming office in downtown Oakland.

“Yes! Gonna be able to walk to work!” Lisa Jennings Young, a manager of content
design at Twitter, posted in a reply regarding the new Oakland office.
