PHASE 1

Тhe building was awarded LEED Gold certification for “Operations and
Maintenance” in 2024. It takes special dedication, creativity and hard work to
implement new standards of energy efficiency but it is an undeniable testament
that it is possible and ever more necessary in this economic context . It speaks
volumes of new possibilities for older building to occupy prime positions in the
real estate environment with pride. Completed in 2005 the building accommodates
7,000 sqm of offices and fully let.

The building was awarded LEED Gold certification for “Operations and
Maintenance” in 2024. Completed in 2008 the building accommodates 5,200 sqm of
offices and fully let. With our building Phase 2 also obtaining LEED GOLD, our
Expo 2000 Office Park is now fully certified. We plan to continue to improve our
operations practices but also our renovation policies, sourcing better fit out
materials and continuing to invest in the systems of the building. Completed in
2008 the building accommodates 5,200 sqm of offices and fully let.

 * Integrated in a successful business park
 * Cafe situated at the building entrance
 * Electrical and mechanical installations are of a high standard
 * Highly flexible design options are available to the tenant. All potential
   room arrangements and combinations of open space/single offices have been
   foreseen in the HVAC and electrical installations
 * The central staircase and compact design optimise available space utilization
   and minimise commuting distance within in the building
 * Flexibility of cabling options, due to the raised floor
 * Ventilation systems have high maximum supply and exhaust volumes
 * Simultaneous heating and cooling settings are possible
 * Earthquake analysis by Eurocode, to ensure high safety standards
 * Parking spaces are available with comfortable access
 * Reduced air circulation velocity in the office spaces
 * A diesel generator provides back-up power for life and safety equipment

THE FIRST BUILDING IN BULGARIA WITH LEED PLATINUM CERTIFICATION!

Our final addition to the existing office park is a prominent landmark on the
Vaptsarov boulevard. Our aim is to offer not only a modern building employing
the latest technologies, but to also enhance our overall office environment with
better connectivity and recreational spaces.

In 2010 we have made a commitment to only
build LEED certified office buildings.


WHAT IS LEED CERTIFICATION?

Leadership in Energy and Environmental Design (LEED) is the most prolific green
building certification system originated in the United States. Buildings that
are LEED certified have been designed, built and run using strategies aimed at
continuously improving performance in energy efficiency, water efficiency and
overall CO2 emissions reductions. Most importantly LEED focuses its criteria on
improved indoor air quality and temperature comfort while carefully balancing
resource stewardship.

We believe a project cannot be successful if it is not designed to co-exist
organically with its surrounding environment nor can it remain relevant long
term if it neglects its social impact. Our understanding of sustainability is
not limited to eco-friendly technologies and innovative materials. We like to go
further, lead by example and educate our office communities in the ‘green ways’.
Last but not least we also listen and learn from each city we operate in and
from each office community we manage.
