** Investing in the right finances for your real estate deals is one of the most
important things you’ll do. Creating the right amount of debt, getting the best
rates and determining cash flow on your deal is incredibly important. A house
isn’t considered an investment in this discussion. A house doesn’t produce cash
flow and is another way for the bank to hold your money hostage. On a house,
you’ll have a down payment, mortgage insurance and interest rate based on your
credit score and other factors. You have to prove that you can afford the debt
because the bank doesn’t consider it an income producing investment. The
opposite occurs when you invest to buy an income producing property. In any real
estate deal, your most important partner isn’t your agent or the person you are
working with on the deal. Your biggest partner on the deal is the bank. When
investing in commercial real estate, you should look for a multi-family
investment with a minimum of 16 units. That’s because it produces enough income
to protect the investment. Many times a bank will offer an interest-only loan at
a certain percentage above Treasury rates when financing these types of deals.
You’ll need to compare rates to find the best one and length of term for your
situation. Financing is extremely important. You need to know financing because
it costs you money. A difference of a quarter of a percentage point in interest
rates on a large deal can mean paying hundreds of thousands of dollars more a
year. Another difference you’ll want to pay attention to is your down payment.
Unlike buying a house, you won’t want to pay your principle down after the
initial down payment. The deal becomes about how much money you can make from
it. As the land value continues to appreciate and rents continue to increase
cash keeps flowing. This flow covers the debt payment and gives you passive
income. There is no value in paying more to bring the debt down. Because
financing is so important in these types of deals, you should spend more time
negotiating financing than the price. As a small investor, the deck is stacked
against you to keep you there. Don’t fall for these money myths: -Buy a house.
In reality, this ties up your money. -Invest in a retirement plan. You’re giving
your money to someone else and have no control over it. -Buy Stocks. Gambling
with your money. -Savings Account. A bank gives you no return on your money by
having it sit in your account. -Small real estate investments. These types of
investments aren’t big enough to create real money that can become
indestructible. Break out and invest. Do the Deal: -Find the right deal
-Negotiate the right price and win the deal -Finance the deal Take the time to

things on a few level’s from the macroeconomic factors like over-development and
over-leveraging to issues on an economy-wide level which is ultimately going to
boil down to answering a few key questions: What does a strong property market
mean for the wider economy? Are their better investments out there? And are we

INVESTMENT BANKING

An investment bank is a financial institution that assists individuals,
corporations, and governments in raising financial capital by underwriting or
acting as the client's agent in the issuance of securities. An investment bank
may also assist companies involved in mergers and acquisitions (M&A) and provide
ancillary services such as market making, trading of derivatives and equity
securities, and FICC services (fixed income instruments, currencies, and
commodities).

Unlike commercial banks and retail banks, investment banks do not take deposits.
From the passage of Glass–Steagall Act in 1933 until its repeal in 1999 by the
Gramm–Leach–Bliley Act, the United States maintained a separation between
investment banking and commercial banks. Other industrialized countries,
including G7 countries, have historically not maintained such a separation. As
part of the Dodd–Frank Wall Street Reform and Consumer Protection Act of 2010
(Dodd-Frank Act of 2010), the Volcker Rule asserts full institutional separation
of investment banking services from commercial banking.

INVESTMENT

Investment is time, energy, or matter spent in the hope of future benefits
actualized within a specified date or time frame. This article concerns
investment in finance.

In finance, investment is buying or creating an asset with the expectation of
capital appreciation, dividends (profit), interest earnings, rents, or some
combination of these returns. This may or may not be backed by research and
analysis. Most or all forms of investment involve some form of risk, such as
investment in equities, property, and even fixed interest securities which are
subject, among other things, to inflation risk. It is indispensable for project
investors to identify and manage the risks related to the investment. Investment
and investing is distinguished from other uses of money (such as saving,
speculation, donation, gifting), in that the deployment of money is done for the
purposes of obtaining a positive expected return.


OVERVIEW

In finance, investment is the purchase of an asset or item with the hope that it
will generate income or appreciate in the future and be sold at the higher
price. It generally does not include deposits with a bank or similar
institution. The term investment is usually used when referring to a long-term
outlook. This is the opposite of trading or speculation, which are short-term
practices involving a much higher degree of risk. Financial assets take many
forms and can range from the ultra safe low return government bonds to much
higher risk higher reward international stocks. A good investment strategy will
diversify the portfolio according to the specified needs.

** Investing in the right finances for your real estate deals is one of the most
important things you’ll do. Creating the right amount of debt, getting the be...
** Investing in the right finances for your real estate deals is one of the most
important things you’ll do. Creating the right amount of debt, getting the best
rates and determining cash flow on your deal is incredibly important. A house
isn’t considered an investment in this discussion. A house doesn’t produce cash
flow and is another way for the bank to hold your money hostage. On a house,
you’ll have a down payment, mortgage insurance and interest rate based on your
credit score and other factors. You have to prove that you can afford the debt
because the bank doesn’t consider it an income producing investment. The
opposite occurs when you invest to buy an income producing property. In any real
estate deal, your most important partner isn’t your agent or the person you are
working with on the deal. Your biggest partner on the deal is the bank. When
investing in commercial real estate, you should look for a multi-family
investment with a minimum of 16 units. That’s because it produces enough income
to protect the investment. Many times a bank will offer an interest-only loan at
a certain percentage above Treasury rates when financing these types of deals.
You’ll need to compare rates to find the best one and length of term for your
situation. Financing is extremely important. You need to know financing because
it costs you money. A difference of a quarter of a percentage point in interest
rates on a large deal can mean paying hundreds of thousands of dollars more a
year. Another difference you’ll want to pay attention to is your down payment.
Unlike buying a house, you won’t want to pay your principle down after the
initial down payment. The deal becomes about how much money you can make from
it. As the land value continues to appreciate and rents continue to increase
cash keeps flowing. This flow covers the debt payment and gives you passive
income. There is no value in paying more to bring the debt down. Because
financing is so important in these types of deals, you should spend more time
negotiating financing than the price. As a small investor, the deck is stacked
against you to keep you there. Don’t fall for these money myths: -Buy a house.
In reality, this ties up your money. -Invest in a retirement plan. You’re giving
your money to someone else and have no control over it. -Buy Stocks. Gambling
with your money. -Savings Account. A bank gives you no return on your money by
having it sit in your account. -Small real estate investments. These types of
investments aren’t big enough to create real money that can become
indestructible. Break out and invest. Do the Deal: -Find the right deal
-Negotiate the right price and win the deal -Finance the deal Take the time to

growing family but rather as an asset to make wild speculative moves on in the
hope of equally wild returns. The property market was at the centre of the last
financial downturn in 2008, and as it seems we are on the precipice of another
major recession it is probably a prudent time to re-evaluate what is going on
with the world of real estate. To do this we are really going to have to look at
things on a few level’s from the macroeconomic factors like over-development and
over-leveraging to issues on an economy-wide level which is ultimately going to
boil down to answering a few key questions: What does a strong property market
mean for the wider economy? Are their better investments out there? And are we

   ** Investing in the right finances for your real estate deals is one of the
   most important things you’ll do. Creating the right amount of debt, getting
   the best rates and determining cash flow on your deal is incredibly
   important. A house isn’t considered an investment in this discussion. A house
   doesn’t produce cash flow and is another way for the bank to hold your money
   hostage. On a house, you’ll have a down payment, mortgage insurance and
   interest rate based on your credit score and other factors. You have to prove
   that you can afford the debt because the bank doesn’t consider it an income
   producing investment. The opposite occurs when you invest to buy an income
   producing property. In any real estate deal, your most important partner
   isn’t your agent or the person you are working with on the deal. Your biggest
   partner on the deal is the bank. When investing in commercial real estate,
   you should look for a multi-family investment with a minimum of 16 units.
   That’s because it produces enough income to protect the investment. Many
   times a bank will offer an interest-only loan at a certain percentage above
   Treasury rates when financing these types of deals. You’ll need to compare
   rates to find the best one and length of term for your situation. Financing
   is extremely important. You need to know financing because it costs you
   money. A difference of a quarter of a percentage point in interest rates on a
   large deal can mean paying hundreds of thousands of dollars more a year.
   Another difference you’ll want to pay attention to is your down payment.
   Unlike buying a house, you won’t want to pay your principle down after the
   initial down payment. The deal becomes about how much money you can make from
   it. As the land value continues to appreciate and rents continue to increase
   cash keeps flowing. This flow covers the debt payment and gives you passive
   income. There is no value in paying more to bring the debt down. Because
   financing is so important in these types of deals, you should spend more time
   negotiating financing than the price. As a small investor, the deck is
   stacked against you to keep you there. Don’t fall for these money myths: -Buy
   a house. In reality, this ties up your money. -Invest in a retirement plan.
   You’re giving your money to someone else and have no control over it. -Buy
   Stocks. Gambling with your money. -Savings Account. A bank gives you no
   return on your money by having it sit in your account. -Small real estate
   investments. These types of investments aren’t big enough to create real
   money that can become indestructible. Break out and invest. Do the Deal:
   -Find the right deal -Negotiate the right price and win the deal -Finance the
   deal Take the time to study and learn. Know real estate financing, and get it

   finances, it is simultaneously the largest investment and largest expense of
   almost any individual lucky enough to break it to this increasingly
   unattainable market with a massive mortgage. But is this all for the best?
   Have houses been conflated with poker chips, as people no longer look at them
   as shelter for a growing family but rather as an asset to make wild
   speculative moves on in the hope of equally wild returns. The property market
   was at the centre of the last financial downturn in 2008, and as it seems we
   are on the precipice of another major recession it is probably a prudent time
   to re-evaluate what is going on with the world of real estate. To do this we
   are really going to have to look at things on a few level’s from the
   macroeconomic factors like over-development and over-leveraging to issues on
   an economy-wide level which is ultimately going to boil down to answering a
   few key questions: What does a strong property market mean for the wider
   economy? Are their better investments out there? And are we over-leveraged

** In­vest­ing in the right fi­nances for your real es­tate deals is one of the
most im­por­tant things you’ll do. Cre­at­ing the right amount of debt, get­ting
the best rates and de­ter­min­ing cash flow on your deal is in­cred­i­bly
im­por­tant. A house isn’t con­sid­ered an in­vest­ment in this dis­cus­sion. A
house doesn’t pro­duce cash flow and is an­oth­er way for the bank to hold your
money hostage. On a house, you’ll have a down pay­ment, mort­gage in­sur­ance
and in­ter­est rate based on your cred­it score and other fac­tors. You have to
prove that you can af­ford the debt be­cause the bank doesn’t con­sid­er it an
in­come pro­duc­ing in­vest­ment. The op­po­site oc­curs when you in­vest to buy
an in­come pro­duc­ing prop­er­ty. In any real es­tate deal, your most
im­por­tant part­ner isn’t your agent or the per­son you are work­ing with on
the deal. Your biggest part­ner on the deal is the bank. When in­vest­ing in
com­mer­cial real es­tate, you should look for a mul­ti-fam­i­ly in­vest­ment
with a min­i­mum of 16 units. That’s be­cause it pro­duces enough in­come to
pro­tect the in­vest­ment. Many times a bank will offer an in­ter­est-on­ly loan
at a cer­tain per­cent­age above Trea­sury rates when fi­nanc­ing these types of
deals. You’ll need to com­pare rates to find the best one and length of term for
your sit­u­a­tion. Fi­nanc­ing is ex­treme­ly im­por­tant. You need to know
fi­nanc­ing be­cause it costs you money. A dif­fer­ence of a quar­ter of a
per­cent­age point in in­ter­est rates on a large deal can mean pay­ing
hun­dreds of thou­sands of dol­lars more a year. An­oth­er dif­fer­ence you’ll
want to pay at­ten­tion to is your down pay­ment. Un­like buy­ing a house, you
won’t want to pay your prin­ci­ple down after the ini­tial down pay­ment. The
deal be­comes about how much money you can make from it. As the land value
con­tin­ues to ap­pre­ci­ate and rents con­tin­ue to in­crease cash keeps
flow­ing. This flow cov­ers the debt pay­ment and gives you pas­sive in­come.
There is no value in pay­ing more to bring the debt down. Be­cause fi­nanc­ing
is so im­por­tant in these types of deals, you should spend more time
ne­go­ti­at­ing fi­nanc­ing than the price. As a small in­vestor, the deck is
stacked against you to keep you there. Don’t fall for these money myths: -Buy a
house. In re­al­i­ty, this ties up your money. -In­vest in a re­tire­ment plan.
You’re giv­ing your money to some­one else and have no con­trol over it. -Buy
Stocks. Gam­bling with your money. -Sav­ings Ac­count. A bank gives you no
re­turn on your money by hav­ing it sit in your ac­count. -Small real es­tate
in­vest­ments. These types of in­vest­ments aren’t big enough to cre­ate real
money that can be­come in­de­struc­tible. Break out and in­vest. Do the Deal:
-Find the right deal -Ne­go­ti­ate the right price and win the deal -Fi­nance
the deal Take the time to study and learn. Know real es­tate fi­nanc­ing, and

mar­ket with a mas­sive mort­gage. But is this all for the best? Have hous­es
been con­flat­ed with poker chips, as peo­ple no longer look at them as shel­ter
for a grow­ing fam­i­ly but rather as an asset to make wild spec­u­la­tive moves
on in the hope of equal­ly wild re­turns. The prop­er­ty mar­ket was at the
cen­tre of the last fi­nan­cial down­turn in 2008, and as it seems we are on the
precipice of an­oth­er major re­ces­sion it is prob­a­bly a pru­dent time to
re-eval­u­ate what is going on with the world of real es­tate. To do this we are
re­al­ly going to have to look at things on a few level’s from the
macroe­co­nom­ic fac­tors like over-de­vel­op­ment and over-lever­ag­ing to
is­sues on an econ­o­my-wide level which is ul­ti­mate­ly going to boil down to
an­swer­ing a few key ques­tions: What does a strong prop­er­ty mar­ket mean for
the wider econ­o­my? Are their bet­ter in­vest­ments out there? And are we

INVESTMENT BANKING

An investment bank is a financial institution that assists individuals,
corporations, and governments in raising financial capital by underwriting or
acting as the client's agent in the issuance of securities. An investment bank
may also assist companies involved in mergers and acquisitions (M&A) and provide
ancillary services such as market making, trading of derivatives and equity
securities, and FICC services (fixed income instruments, currencies, and
commodities).

Unlike commercial banks and retail banks, investment banks do not take deposits.
From the passage of Glass–Steagall Act in 1933 until its repeal in 1999 by the
Gramm–Leach–Bliley Act, the United States maintained a separation between
investment banking and commercial banks. Other industrialized countries,
including G7 countries, have historically not maintained such a separation. As
part of the Dodd–Frank Wall Street Reform and Consumer Protection Act of 2010
(Dodd-Frank Act of 2010), the Volcker Rule asserts full institutional separation
of investment banking services from commercial banking.
