   We are a complete appraisal service company specializing in Single Family
   Home Appraisals, as well as Apartment Buildings to Small Commercial for

HOW MUCH IS MY HOME OR MY COMMERCIAL PROPERTY WORTH?

 * Technically speaking, property's value is defined as the present worth of
   future benefits arising from the ownership of the property.  An appraisal is
   an opinion or estimate regarding the value of a particular property as of a
   specific date.  








 * Market value is the most probable price that a property should bring in a
   competitive and open market under all conditions requisite to a fair sale,
   the buyer and seller, each acting prudently, knowledgeably and assuming the
   price is not affected by undue stimulus. Implicit in this definition is the
   consummation of a sale as of a specified date and the passing of title from
   seller to buyer under conditions  whereby:  buyer and seller are typically
   motivated; both parties are well informed or well advised,  and each acting
   in what he or she considers his/her own best interest; a reasonable time is
   allowed for exposure in the open market;payment is made in terms of cash in
   U.S. dollars  or in terms of financial arrangements comparable thereto; and
   the price represents the normal consideration for the property sold
   unaffected by special or creative financing or sales concessions granted by
   anyone associated with the sale.          
    



THE APPRAISAL PROCESS

 * An appraisal can be concluded based on typically all or 1 of 3 methods: The
   Sales Comparison Approach compares the most recent, similar and
   hypothetically competing properties that have sold in an open, competitive
   market, which is typically inclusive of a qualitative or quantitative
   analysis. 
 * The Cost Approach  can be concluded to determine a property's  replacement or
   reproduction cost, minus depreciation from all sources, plus current land
   value. 
 * Lastly the Income Approach  method is based on the relationship between the
   rate of return an investor requires and the net income that a property
   produces, after expense and any other losses. This method is used to conclude
   value of income-producing properties, no matter the property type. For your
