WHAT IS A SYNDICATION?

A syndication is a group investment structure that allows multiple investors to
pool their resources together to acquire larger and more profitable real estate
assets.

Syndications are typically structured as partnerships or limited liability

Ronald is a former auto mechanic turned software engineer with a passion for
real estate investing. He has been involved in the industry since 2015,
leveraging his skills and experience to successfully acquire and manage
investment property assets to generate strong returns for his business.

In addition to his work in real estate, Ronald has operated several businesses
throughout his career, ranging from a local mechanic shop to online ventures.
This diverse background has equipped him with a unique perspective and a deep
understanding of what it takes to succeed in today's complex business
environment.



MARY JANE LOU

Founder, Lunar Project Co

Mary Jane Lou, co-founder of Lunar Project Co, utilizes her 8 years of
experience in owning, renovating, and managing a real estate portfolio to
provide specialized expertise in property and contractor management, budget
constraints, and renovation timelines.

With prior roles as a Technical Project Manager and Electrical Engineer at
prestigious aerospace companies, she's well-equipped for success as a real
estate investor.

Mary Jane is also skilled in interior design, having designed numerous
properties for Airbnb and other investors, setting her properties apart from the
competition.




ROD KHLEIF

Senior Advisor

Rod Khleif is a successful entrepreneur, real estate investor, business owner,
author, mentor, and community philanthropist. He has personally owned and
managed over 2,000 properties and is one of the country's top real estate
trainers.

As host of the top-ranked iTunes Real Estate Podcast and author of "How to
Create Lifetime Cash Flow Through Multifamily Properties," Rod has helped
aspiring multifamily investors achieve success.

In addition to building successful multi-million dollar businesses, Rod founded
and directs The Tiny Hands Foundation, benefiting over 80,000 community children
and families. Rod's expertise in real estate investing and business development
coaching has made him one of America's top trainers.



SAMANTHA WELLS

Senior Advisor

As Co-Founder and Director of Acquisitions, Sam has a crucial role in growing
Legacy Link. Her focus is to develop relationships with top brokers, property
managers, vendors, and sellers from across the nation. She increases deal flow,
underwrites viable opportunities, and begins acquisitions of the multifamily
assets. In addition to being a frequent guest on multifamily masterminds and
podcasts, she also coaches other inspiring multi-family syndicators within elite
nationwide multifamily coaching programs.

most exceptional investment prospects make it to our investors. This is how we
strive to generate wealth for our valued investors.
ACQUISITIONS


WITH CAREFUL UNDERWRITING TO ENSURE A SUFFICIENT CUSHION FOR ANY POTENTIAL
UNFORESEEN CHALLENGES. WE FOCUS ON ROBUST, DEVELOPING MARKETS WITH STEADY
POPULATION GROWTH, DIVERSE EMPLOYMENT OPPORTUNITIES, LOW CRIME RATES, AND
RELIABLE TENANTS. WE SELECT STABILIZED, VALUE-ADD ASSETS IN A, B, OR C CLASS
AREAS THAT PROVIDE STRONG RETURNS.

REPOSITION 


WE PLAN TO REPOSITION THE ASSET BY IMPROVING ITS VALUE THROUGH COST REDUCTION
AND INCREASING OPERATING INCOME. THIS WILL BE ACHIEVED BY CARRYING OUT ESSENTIAL
RENOVATIONS, MAKING NECESSARY UPGRADES, ADDRESSING PREVIOUS MANAGEMENT AND

REFINANCE


OUR GOAL IS TO REFINANCE THE PROPERTY, ENABLING US TO RETURN UP TO 60% OF
INVESTORS' EQUITY WITHIN THE INITIAL 2-3 YEARS. THIS STRATEGY REDUCES RISK AND
PROVIDES A TAX-FREE RETURN ON INVESTMENT.

CASH FLOW


DURING THIS PERIOD, WE WILL GET THE PROPERTY OPERATING UNDER STABLE CONDITIONS,
ALLOWING OUR INVESTORS TO RECEIVE STEADY CASHFLOW OVER THE COURSE OF THE HOLD AS
WELL AS LONG-TERM APPRECIATION. INVESTORS CAN ALSO EXPECT TRANSPARENCY WITH
QUARTERLY PERFORMANCE REPORTS ON DISTRIBUTIONS AND CAN TAKE ADVANTAGE OF BONUS
DEPRECIATION AND OTHER TAX BENEFITS.

DISPOSITION


WITH EVALUATING THE MARKET AND WHERE IT IS IN ITS CYCLE, WE WILL HAVE A PLAN
THAT ALLOWS US TO EXIT AT A SALE PRICE THAT GENERATES MAXIMUM PROFITS FOR OUR
INVESTORS AS WELL AS RETURN THE REST OF THEIR INVESTED CAPITAL.
