The performance data quoted represents past performance, and is no guarantee of
future results. Your returns and the principal value of your investment will
fluctuate so that your accumulation units or shares, when redeemed, may be worth
more or less than their original cost. Current performance may be lower or
higher than the performance quoted above. Performance may reflect waivers or
reimbursements of certain expenses. Absent these waivers or reimbursement
arrangements, performance results would have been lower. Since Inception
performance shown is cumulative for funds that have less than one year of
performance history. For performance current to the most recent month‐end, visit

Funds, but performance information about those other investments is not
available on our web site.

 1. Investment results shown here are after all applicable investment,
    administrative, and distribution expenses

 2. The Hypothetical Growth of $10k chart illustrates the performance of a
hypothetical $10,000 investment made on the date indicated. Total returns
are not adjusted to reflect sales charges or the effects of taxation, but
are adjusted to reflect actual ongoing expenses, and assume reinvestment of
dividends and capital gains, net of all recurring costs.

 3. The Overall Morningstar Rating for a managed product is based on risk
adjusted return and is derived from a weighted average of the performance
figures associated with its 3-, 5-, and 10-year (if applicable) Morningstar
    Rating metrics.

 4. Each business day, unit values and net asset values for tiaa-cref
investments are usually posted between 6:00 p.m. and 8:00 p.m. ET.

 5. The current yield more closely reflects current earnings than does the total
    return.

7-Day Current Annualized Yield – A simple interest calculation. A measure of
return that divides average net income received over a 7-day period by the
average balance in your account and multiplies the result by 365 to get an
annual equivalent. This measure reflects income actually received over the
last 7 days and differs from Effective Annualized Yield in that it does not
    reflect compounding.

7-Day Effective Annualized Yield – A compound interest calculation. A
measure of return that compounds the 7-Day Current Yield to an annual
figure. This measure assumes that dividends are reinvested and that an
investor will earn the 7-Day Yield for an entire year. It also reflects
interest earned on interest, or compounded interest."

 6. The SEC 30-day yield is computed under an SEC standardized formula and is
based on the maximum offer price per share. Subsidized (Sub.) yields reflect
fee waivers in effect. Without such waivers, yields would be reduced.
Unsubsidized (Unsub.) yields do not reflect fee waivers in effect.

 7. Interest credited to TIAA Traditional Annuity accumulations includes a
minimum guaranteed rate plus additional amounts that are not guaranteed but
may be established on a year-by-year basis by the TIAA Board of Trustees.
Additional amounts, when declared, remain in effect through the end of the
"declaration year", which begins each March 1 for accumulating annuities.
Additional amounts are not guaranteed for the future years. Any guarantees
under annuities issued by TIAA are subject to TIAA's claims-paying ability.
This product is a guaranteed insurance contract and not an investment for
Federal securities law purposes. The guaranteed annual interest rate is 3%
for all premiums remitted since 1979 under all TIAA Traditional Annuity
accumulating contracts, except that for Retirement Choice, Retirement Choice
Plus, and IRA (issued on or after 10/11/2010) Annuities the guaranteed rate
is between 1% and 3%, as specified in the contract. The minimum guaranteed
rate applicable to contributions and transfers into the TIAA Traditional
Annuity account under RC contracts during 2023 is 1.00%. This rate will
continue to be guaranteed to these 2023 contributions and transfers for 10
calendar years. The minimum guaranteed rate applicable to contributions and
transfers into the TIAA Traditional Account under RCP and IRA contracts
(issued on or after 10/11/2010) from March 1, 2023 through February 29, 2024
    is 1.00%.

Note: All IRA Minimum Distribution Option contracts and IRA contracts issued
as a result of a divorce settlement will be given the same rate as the
    originating contract.

 8. This annuity offers you the option to convert a portion of your balance into
lifetime income when you retire. Guarantees are based on the claims-paying
ability of TIAA. TIAA Traditional is a guaranteed insurance contract and not
an investment for federal securities law purposes.

 9. Funds applied to TIAA Traditional from March 1, 2023 through March 31, 2023
will be credited with the indicated rates until February 29 2024.

As of April 24, 2015, additional classes of CREF Accounts are available with
different eligibility requirements. Please visit the account's prospectus at
tiaa-cref.org for more information.

* The performance shown prior to the investment's inception date (first
inception date shown) is based on the performance of the investment's older
share class (second inception date shown). The performance for these periods has
not been restated to reflect the actual expenses of the newer share class. If
the actual expenses had been reflected, the performance for these periods would
have been different because of differing expenses

For TIAA Access annuities, please click on the prospectus or call 877-518-9161
for contract and underlying fund prospectuses that contain this and other
information. Please read the prospectuses carefully before investing. The data
displayed above for the TIAA Access Account is based on that of the underlying
mutual fund's portfolio. Please note that with respect to variable annuities,
your contributions will be allocated to the underlying investments.

TIAA Traditional Annuity accumulations are credited with interest based on when
contributions and transfers are received, and your performance will reflect your
pattern of contributions. The returns shown in the table reasonably represent
what an individual making level monthly premiums would have historically earned
over the time periods. Returns for different time periods are calculated in two
steps: monthly performance returns are calculated from an accumulation created
by a series of level monthly premiums over the prior 10 years (or the inception
date of the product if later), and those monthly returns are linked together to
determine historical performance for each of the return periods shown.

Morningstar is an independent service that rates mutual funds and variable
annuities.

The Morningstar Rating™ - or “star rating” - is calculated for managed products
(including mutual funds, variable annuity and variable life subaccounts,
exchange-traded funds, closed-end funds and separate accounts) with at least a
three-year history. Exchange-traded funds and open-ended mutual funds are
considered a single population for comparative purposes. The rating is
calculated based on a Morningstar Risk-Adjusted Return measure that accounts for
variation in a managed product's monthly excess performance, placing more
emphasis on downward variations and rewarding consistent performance. The top
10% of products in each product category receive 5 stars, the next 22.5% receive
4 stars, the next 35% receive 3 stars, the next 22.5% receive 2 stars, and the
bottom 10% receive 1 star. The weights are: 100% three-year rating for 36-59
months of total returns, 60% five-year rating/40% three-year rating for 60-119
months of total returns, and 50% 10-year rating/30% five-year rating/20%
three-year rating for 120 or more months of total returns. While the 10-year
overall star rating formula seems to give the most weight to the 10-year period,
the most recent three-year period actually has the greatest impact because it is
included in all three rating periods. Where applicable, ratings are based on
linked performance that considers the differences in expense ratios. The
Morningstar Rating™ is for individual share classes only. Other classes may have
different performance characteristics.

Although Morningstar data are gathered from reliable sources, neither
Morningstar nor TIAA can guarantee its completeness and accuracy. Morningstar
does not rate money market funds/accounts and the other TIAA Funds are too new
to be rated. Past performance does not guarantee future results. Accumulation
net asset values and returns will vary.

Fees and expenses are only one of many factors to consider when you decide to
invest in an option. You may also want to think about whether an investment in a
particular option, along with your other investments, will help you achieve your
financial goals.

The cumulative effect of fees and expenses can substantially reduce the growth
of your retirement savings. Visit the Department of Labor for an example showing
the long-term effect of fees and expenses.

Expense ratios shown are based on the most recent information available, but may
not reflect all updates and may differ slightly from the prospectus due to
rounding. Please consult the most recent prospectus or offering document for

Glossary

7-Day Current / Effective Yield
Most often calculated for money market funds, the current yield describes
distributions paid plus any appreciation minus average fees over 7 days. The
effective yield assumes dividends are reinvested and investors will earn the
current yield annually with compounding interest.
Asset Allocation
The portion of investment dollars categorized by asset classes, such as cash,
bonds, equities, real estate, etc. Also known as investment mix.
Asset Class
Major categories of financial securities such as: Equity: Funds comprised of
stocks. Fixed Income: Funds comprised of bonds. Guaranteed: Guaranteed returns
through defensive investments. Money Market: Short-term investments including
government-issued securities and CDs. Multi-asset refers to a single investment
that combines asset classes.
Bond Style Box
The fixed-income style box illustrates the two pillars of fixed-income
performance: interest-rate sensitivity and credit quality. The three
interest-sensitivity groups are limited, moderate, and extensive, and the three
credit-quality groups are high, medium, and low. These groupings display a
portfolio's effective duration and third-party credit ratings to provide an
overall representation of the fund's risk orientation given the interest-rate
sensitivity and credit ratings of bonds in the portfolio.
Contract Type
Indicates whether an annuity is institutionally- or individually-owned and may
have specific features to help employers manage a retirement plan to meet
regulatory requirements.
Country
For each international portfolio, the country exposure information displays the
top five countries in which the fund is invested. This information is gathered
directly from the portfolios given by the fund companies.
Current Crediting Rate
The interest rate applied to a participant's fixed annuity contract while they
are saving for retirement.
CUSIP
A numerical identification assigned by the Committee on Uniform Security
Identification Procedures to each security approved for trading in the United
States.
Daily NAV

total assets of a fund, subtracting the total liabilities, and dividing by the
total number of shares outstanding.
Declared Crediting Rate
The stated interest rate that will be credited to all accumulations under the
contract during each applicable semiannual Rate Guarantee Period.
Equities Style Box
The equities style box classifies securities according to market capitalization
and style. The three market capitalization groups are small, mid-size, and
large, and the three style factors are growth, value, and blended.
Growth-oriented funds will primarily hold stocks of companies expected to
increase earnings faster than the rest of the market, while value-oriented funds
contain mostly stocks that are believed to be undervalued in price and will
eventually see their worth recognized by the market, and blended is a mix of
growth and value.
Estimated Expense Charge
Investment Advisory Expenses, Administration Expenses, Distribution Expenses
(12b-1), and Mortality and Expense Risk Charges are estimated annually based on
projected expense and asset levels. Differences between actual expenses and the
estimate are adjusted quarterly and are reflected in current investment results.
Fees & Expenses
Separate account fees include administrative expense charges and mortality &
expense risk charges.
Financial Strength Ratings
A representation of a company's ability to meet policyholders' obligations and
claims.
Fixed Annuities
These annuities, which are insurance products provide guaranteed growth without
the risk of losing money. Any guarantees are backed by the claims-paying ability
of the issuing company.
Geographic Distribution
The percentage allocation of underlying net assets by country of domicile.
Gross / Net Expense Ratio
Net Expense Ratio is the annual calculation of a funds operating and management
fees. Its determined by dividing a funds total expenses by the average dollar
value of its assets. There are two types of expense ratios: 1. The gross expense
ratio is the percentage of assets used to manage a fund before any waivers and
reimbursements. 2. The net expense ratio includes any reimbursements and
waivers, as well as any trading costs and commissions. The gross expense ratio
is what shareholders would have paid without the reimbursements and waivers, and
the net expense ratio is what shareholders actually paid. High expenses are
defined as those with net expense ratios above the 80th percentile of all funds
available for investment through TIAA. Likewise, above average expenses are
those between the 80th and 60th percentiles, average expenses are those between
the 60th and 40th percentiles, below average expenses are those between the 40th
and 20th percentiles, and low expenses are those below the 20th percentile.

expressed as a percentage of the initial investment amount.
Hypothetical Growth of 10K
Illustrates the performance of a hypothetical $10,000 investment over a period
of time starting on the date indicated.
Inception Date
Fund inception date is the date on which the fund began its operations. Funds
with long track records offer more history by which investors can assess overall
fund performance.
Income Payout Rates

sensitivity to changes in interest rates.
Market Capitalization
This is a company's total market value, calculated by multiplying the total
number of company shares outstanding by the price per share.
Maturity Allocation
Percent of assets allocated to each maturity category.
Morningstar Category
These classifications break investment portfolios into peer groups including
U.S. equity, sector equity, allocation, international equity, alternative,
commodities, taxable bond, municipal bond, and money market based on average
holdings statistics over the past three years. The categories are assigned based
on the underlying securities in each portfolio and may or may not reflect the
investment objective stated in a fund's prospectus.
Mutual Funds
Professionally-managed investment groups that match a particular investment
objective.
Number of Holdings
The total number of different holdings of a fund not including short positions.
Option Adjusted Duration
The measure of a bond's price sensitivity to interest rate changes for bonds
with embedded options that may affect its expected cash flows.
Overall Morningstar Rating
The Morningstar Rating brings load-adjustments, performance and risk together
into one evaluation. To determine a funds star rating for a given time period,
the funds risk-adjusted return is plotted on a bell curve: If the fund scores in
the top 10% of its category, it receives 5 stars (Highest); if it falls in the
next 22.5% it receives 4 stars (Above Average); a place in the middle 35% earns
3 stars (Average); those lower still, in the next 22.5%, receive 2 stars (Below
Average); and the bottom 10% get only 1 star (Lowest). The Overall Morningstar
Rating is a weighted average of the available three-, five-, and 10-year
ratings.
Performance
Performance is based on 3-year average annualized return. Funds with high return
are defined as those whose return is above the 80th percentile of all funds
available for investment through TIAA. Likewise, above average returns are those
between the 80th and 60th percentiles, average returns are those between the
60th and 40th percentiles, below average returns are those between the 40th and
20th percentiles, and low returns are those below the 20th percentile.
Performance Returns
The amount an investment made or lost over a given time period, usually
represented as a percentage of the amount invested and often annualized for
comparison purposes.
Performance vs Peers
The Morningstar Return Rating is an annualized measure of a funds load-adjusted
excess return relative to the return of the 90-day Treasury Bill over a three-,
five-, or ten-year period. In each Morningstar Category, the top 10% of
investments earn a High rating, the next 22.5% Above Average, the middle 35%
Average, the next 22.5% Below Average, and the bottom 10% Low. Investments with
less than three years of performance history are not rated. The Overall
Morningstar Return Rating is a weighted average of the available three-, five-,
and 10-year ratings.

the 60th and 40th percentiles, below average risk are those between the 40th and
20th percentiles, and low risk are those below the 20th percentile.
Additionally, while FDIC Insured products and Fixed Annuities do not have
standard deviations, they are low risk products by definition and are reflected
as low risk here.

volatility over a three-, five-, or ten-year period. In each Morningstar
Category, the top 10% of investments earn a High rating, the next 22.5% Above

as those above the 80th percentile of all funds available for investment through
TIAA. Likewise, above average yields are those between the 80th and 60th
percentiles, average yields are those between the 60th and 40th percentiles,
