The Columbus industrial market experienced negative absorption for the first
time since Q4 2019. Many socioeconomic factors have led to the slowing of the
industrial boom resulting in numbers that align closer to pre-pandemic trends.
Major tenants such as TJ Maxx (1.1 million square feet), Pepsi/Quaker (320,000
square feet), Newell brands (756,333) and Brooks (125,000 square feet) vacated
all or portions of their spaces this quarter, significantly impacting net
absorption in the Pickaway and Southeast submarkets. Speculative construction
activity continues to decelerate, aligning closely with pre-pandemic levels. All
construction activity has decreased by over 25 percent year over year.
Build-to-suit projects are steering construction due to debt and capital markets
having negative impacts on speculative construction. Build-to-suit construction
has risen to 73 percent of total construction, amounting to 7.9 million square
feet of construction.

Christian Smith, MAI is a Managing Director with Colliers International

Bruce Nell serves as the Executive Managing Director of Colliers International’s
Columbus, Ohio office which provides valuation and advisory services throughout
the Ohio Valley Region. He has extensive experience in commercial real estate,
having completed assignments in all 50 states, Washington D.C. and Canada.
Projects have ranged from CBD trophy high‐rise office buildings, Manhattan
residential buildings, regional shopping malls, industrial facilities and

Paul Krimm is a seasoned commercial real estate professional with more than 30
years in the industry, possessing extensive knowledge in brokerage, corporate
real estate, management and operations.  His experience is complemented by a
passion to directly impact the development and training of his team, as well as
pushing operating results while focusing on client satisfaction. 


As President | Principal for the Columbus operation of Colliers, Paul is
responsible for driving recruitment, new business development, implementing

firms.

Julie is responsible for the development and operation of the Real Estate

volunteer event and have worked with a number of local charities, such as:

 * The Central Ohio Salvation Army
 * YWCA
 * Mid-Ohio Food Bank
 * LifeTown
 * Franklin County Dog Shelter and Adoption Center
 * Columbus Humane 
 * Dress for Success

For the past 13 years, we have been proudly involved in the local charity bike
race, Pelotonia. We sponsor a peloton of Colliers team members and friends and
have raised over $250,000 for cancer research at the James Cancer Center and
Solove Research Institute at The Ohio State University.
