BEFORE YOU BUY


WHAT IS A PRE-PURCHASE PROPERTY INSPECTION REPORT?

A building inspection is just one check you can get done before buying a
property. It is sometimes referred to as a ‘standard property report’.

The building inspection report is a written account of the property’s condition.
It will include any significant building defects or problems such as rising
damp, movement in the walls (cracking), safety hazards or a faulty roof. It is
usually carried out before you exchange sale contracts so you can identify
problems that, if left unchecked, could prove costly to repair.

PRE-PURCHASE REPORTS – WHAT WE DO






PURCHASER REPORT

 

A Purchaser repot is where the buyer of a property engages a building inspector
to report on the building condition prior to the completion of the sale.

Once you find the property that you want to buy you will put in an offer on the
property. It is important to have the correct clauses in the contract that it is
pending a building report.

This is an example of a clause but please do consult your solicitor prior to
signing any offer.

>  ‘THE CONTRACT IS CONDITIONAL UPON THE PURCHASER(S) OBTAINING AT THEIR EXPENSE
> A BUILDING INSPECTION REPORT ACCEPTED AS SATISFACTORY BY THEM WITHIN 14 DAYS
> OF ACCEPTANCE OF THIS CONTRACT. IF THE REPORT IS NOT TO THE PURCHASER’S
> SATISFACTION, THE PURCHASER(S) MAY AT THEIR OPTION, TERMINATE THIS CONTRACT BY
> WRITTEN NOTICE, SUPPORTED BY A COPY OF THE REPORT, TO THE VENDOR’S AGENT PRIOR
> TO DATE OF 14 DAYS FROM ACCEPTANCE.’

If the inspection report comes back with defects, the ‘accepted as satisfactory’
bit gives you greater control over whether you have to proceed with the purchase
of the property.

Once the offer is accepted you then need to book an inspection with us. We can
normally get to the property within a few days and there is a 24 hour turnaround
time for the report.

Once you have the report you can complete the purchase with peace of mind, or if
there are some concerning issues found you have the option to renegotiate or
back out of the sale.


VENDOR/AUCTION REPORTS

 

These are pre-purchase building reports ordered by the Vendor. The reports are
placed on our website where potential purchasers can download them prior to
bidding giving them peace of mind and confidence to bid, knowing that what they
are purchasing on auction day has been thoroughly vetted.

This saves each potential purchaser from having to order their own building
report with multiple inspectors having to gain access to the same property to
repeat the process.

After the auction, the report can then be officially transferred to the
successful purchases name and used to support any mortgage application etc.




TIMBER AND PEST INSPECTIONS

The costs of termite damage to a house can be extreme. A study into the industry
in 2013
summarised the literature on termite damage in Australia found that the average
cost for treatment
and repair of termite damage was approximately $10,000 per house. This average
was provided by
the building advisory service branch of the Royal Institute of Architects.

SOME INTERISTING FACTS

An average pre-purchase building inspection finds:
Five maintenance issues. The most common is blocked gutting that needs cleaning.
Nine defects, these can range from a cracked floor tile to major structural
compromisation issues.
One safety hazard, for example, the gaps between balustrades are at a width that
