The applications involve the formal annexation of the site, establishment of the Final Planned Development standards for the site and Design Review of the overall site layout, buildings, and site improvements. The project creates a new neighborhood adjacent to the UC Davis campus and close to downtown Davis. It is located on 46.9 acres with 2,200 beds across 700 units, with a mix of studio, 2-bedroom and 4-bedroom floorplans ranging in size from 480 to 1,565 square feet. The project previously known as Nishi Student Apartments was approved by the voters and the City of Davis in 2018. Since then, the applicant has been working with the Union Pacific Railroad, UC Davis, and City of Davis to address site access and other project details. The applicant is ready to move forward with the additional required planning entitlements and has submitted this application. Project application materials are provided below. The combined Draft and Final EIR document was certified by the City of Davis City Council on February 16, 2016 (Nishi Gateway 2015 Draft EIR and Final EIR). An Addendum to the previously-certified EIR was prepared and approved by the City of Davis City Council on February 6, 2018 (Addendum to Nishi EIR).
