SERVICES



Over the years, the nature of building advisory services has evolved. Stricter
regulations and new leasing arrangements have extended and complicated the list
of considerations for stakeholders. The introduction of Minimum Energy
Efficiency Standards (MEES), is just one example of the type of legislation that
must now be understood by landlords and occupiers.

We guide clients through the regulations, technical issues and financial
considerations during building, refurbishment, interior design and construction
projects, helping them to reach their unique objectives.


ACCESS AUDIT

 * Provide Access Audit reports for both occupiers and landlords.
 * Suggest improvements to remove physical barriers.




BRCA

 * Preparation of Building Reinstatement Cost Assessment for insurance purposes.
 * Assist with the annual budget update to BRCA’s
 * Protect against underinsured buildings.
 * Potential to reduce insurance premium on over insured properties.




CONTRACT ADMINISTRATION/EMPLOYERS AGENT

 * Act as a lead consultant to ensure the smooth and no-nonsense approach to
   projects.
 * Preparation of specifications and Contract documents.
 * Advise on potential cost savings and provide commercial advice.




DEVELOPMENT MONITORING

 * Act on behalf of purchasers, funds or potential occupiers on progress and
   quality management.
 * Advise on budget forecast and review developer changes against cost/programme
   implications




DILAPIDATIONS

 * Preparation of interim and terminal dilapidations on behalf of landlords
 * Provide strategic ‘exit’ strategy on behalf of occupiers.
 * Negotiation of dilapidation claims
 * Work with your legal representatives to provide the best advice.




FEASABILITY

 * Prepare concept drawings/designs and associated budgets.
 * Prepare CGI images of preferred solutions.
 * Space planning designs
 * Establish whether the project is viable.
 * Assist with the development of the preferred option.




LICENCE FOR ALTERATIONS

 * Review occupiers proposals on behalf of landlords to ensure their works are
   not detrimental to the building or other tenants.
 * Prepare the required specifications and packages on behalf of occupiers for
   submission and approval to landlords.




MEASURED SURVEY/SPACE PLANNING

 * Measured surveys using the latest technology
 * Preparation of topographical surveys.
 * Elevation drawings
 * CGI’s and space planning drawings.




MINIMUM ENERGY EFFICIENT STANDARDS (MEES)

 * From 1st April 2018, it is unlawful to let residential or commercial
   properties with an EPC rating of F or G.
 * Provide strategic advice for improving a buildings EPC.
 * Explore the most cost-effective solutions providing the best results and
   greatest payback.




PLANNED PREVENTATIVE MAINTENANCE

 * Prepare detailed schedules over 3, 5 or more years to assist budget
   expenditure.
 * Review O&M’s and ensure works contained within the schedules maintain
   building warranties.
 * Budgets to assist with property managers and advise high priority works.




SCHEDULE OF CONDITION

 * Preparation of photographic schedule of conditions on behalf of landlords and
   occupiers.
 * Negotiate schedule of conditions on your behalf.
 * Preparation of First Schedules to append to a lease identifying the existing
   layout and specification to protect both parties.




TECHNICAL DUE DILIGENCE

 * Pre-acquisition surveys on behalf of landlords or occupiers taking on a new
   lease.
 * Visual and intrusive surveys.
 * Work with specialists and legal advisors to remedy the defect
 * Assist in the preparation of any claims against building warranties.
