Specifically, the City’s General Plan has a mixed-use category that includes five distinct types of mixed-use designations which allow for a blend of residential and complementary retail, hotel, office, and/or industrial uses at varying densities and intensities in key locations throughout the City. The Mixed-Use codes will be clear, user-friendly documents that allow for the General Plan intent to be realized through development standards. The goal is to encourage the development of new, high-quality mixed-use projects that blend residential with non-residential uses. This will be accomplished through the review and revision of the City’s Zoning Code to allow for flexibility and diversity in commercial and mixed-use development and to attract new and desired development typologies. This allows for different uses to be available within a short walking distance. Buildings are typically organized to create a high quality public realm, with pedestrian connections between different uses. Vertical Mixed-Use refers to when a single building has multiple uses. In a Vertical Mixed-Use building, stores, restaurants or other retail uses are typically located on the lower floors while upper floors are dedicated to residential, office or other commercial uses.
