REAL ESTATE HOME INSPECTION

Bill’s Home Inspection has become Tucson and Green Valley’s trusted resource for
home buyers, and their Realtors, to understand the current condition of the home
they’re looking to purchase. Our inspections provide clear and easy to
understand information on areas that might need further attention as well as the
positive aspects of the property.

Even if you are thinking of selling your home it is a good idea to have a home
inspection to identify potential problem areas prior to the sale. This provides
an opportunity to make repairs ahead of time, putting the home in better selling
condition.

Our state licensed home inspectors have years of experience inspecting homes
throughout southern Arizona. That experience combined with industry leading
tools, training, and a systematic approach, ensures that we get the job done
right.

Every year homeowners that skip on home inspections end up getting stuck with
thousands of dollars worth of repairs. Our home inspection services ensure you
won’t be the one left holding the bag.

TERMITE INSPECTIONS (WDIIR)

A Wood Destroying Insect Inspection Report (WDIIR) is a protective measure that
banks and lending institutions often require to inspect for damage from termites
or other wood-destroying insects before closing the sale of a home or
refinancing a home loan. A WDIIR is a document prepared only by a licensed pest
control business that informs the lending institution and buyer about termite
damage or presence.

Performed under the licensing of Bill’s Home Service Company (PMD Lic. #4320),
we will provide a thorough inspection both inside and outside of all accessible
areas and go over in detail all findings at time of inspection. In most cases,
we will offer a complimentary one-year subterranean termite contract if no
termites are found at the time of the inspection. If termite activity is
identified during the inspection, this should not be an immediate deal breaker.
We can almost always provide the seller with a proposal for treatment that would
eliminate the problem.

Once completed, the WDIIR and any supporting documents (including a proposal for
treatment if necessary) will be delivered via email or hard copy promptly to all
recipients required.

This Inspection can be scheduled along with the Real Estate Home Inspection for
added convenience. Doing this solves the problem of having to schedule two
different companies, which can be difficult and frustrating. One Call Does it
All! Two critical inspections done by one great company!

The WDIIR form is created by the state of Arizona’s Department of Agriculture’s
Pest Management Division and can be viewed here.

WHY USE A HOME WATCH SERVICE*

 * Moisture damage – Every year serious damage occurs to homes due to roof,
plumbing and irrigation leaks. Prevention and early detection are the keys to
   minimizing the costs involved.
 * Appliances – It’s important to run and maintain your appliances throughout
the year to ensure they are and remain in proper working order. Non-use can
lead to many issues that often involve repairs or replacement.
 * Pest Issues – Due to the extreme heat and rains, summer is when pressure from
our desert pests is at its highest. It’s important to identify and eliminate
any pest problems early before they become costly and serious infestations.

*Please note that the Home Watch service is NOT a security monitoring service.

We use a specialized home watch software that utilizes the latest technology to
constantly keep you informed and up to date on our inspection of your property
called QRIDit Home Watch. The software provides individualized report checklists
that our home watch professional use to check and comment on areas of your home.
If there is an issue, the item will be flagged and a picture can be provided if
necessary. Once the home watch professional completes the report, it’s
immediately emailed to you for your review. In addition, the software’s built in
GPS Geo-Fence technology will only authorize us to access your individualized
inspection report if we’re actually physically at your home giving you peace of
mind that an inspection was actually performed. The video below provides further
information about the benefits of the QRIDit Home Watch software.

replacement at some point. Home Maintenance Inspections identify issues before
they become expensive problems. These inspections also help you conserve energy,

means the more proactive you are about recognizing potential problems early, the
more you will likely save on costly repairs and inconveniences down the road.

Having a Home Maintenance Inspection consistently every three to five years will
give the homeowner the best opportunity to experience significant savings.

Bill’s Home Maintenance Inspections will identify potential problems such as:

FAQS

WHAT IS A HOME INSPECTION?

A home inspection is an objective limited visual examination of the physical
structure and systems of a house, from the roof to the foundation.

WHAT DOES A HOME INSPECTION INCLUDE?

The standard home inspection report will cover the condition of the home at the
time of the inspection based on a limited visual inspection of general
components and systems of the home. This includes the HVAC system; interior
plumbing and electrical systems; the roof, attic, and visible insulation; walls,
ceilings, floors, light fixtures, windows, and doors; the foundation, basement,
and structural components; and operation of some appliances. All Arizona home
inspections must be performed by a licensed home inspector and according to the
Standards of Professional Practice for Arizona Home Inspectors as set forth by
the Arizona Board of Technical Registration.

WHY DO I NEED A HOME INSPECTION?

Buying a home could be the largest single investment you will ever make. To
minimize unpleasant surprises and unexpected difficulties, you’ll want to learn
as much as you can about the newly constructed or existing house before you buy
it. A home inspection may identify the need for major repairs or builder
oversights, as well as the need for maintenance to keep it in good shape. After
the inspection, you will know more about the house, which will allow you to make
decisions with confidence.

If you already are a homeowner, a home inspection can identify problems in the
making and suggest preventive measures that might help you avoid costly future
repairs. If you are planning to sell your home, a home inspection can give you
the opportunity to make repairs that will put the house in better selling
condition.

WHAT WILL IT COST?

The inspection fee for a typical one-family house varies geographically, as does
the cost of housing. Similarly, within a given area, the inspection fee may vary
depending on a number of factors including the size of the house and its age.

Do not let cost be a factor in deciding whether or not to have a home inspection
or in the selection of your home inspector. The sense of security and knowledge
gained from an inspection is well worth the cost, and the lowest-priced
inspection is not necessarily a bargain. Use the inspector’s qualifications,
including experience, training, compliance with your state’s regulations, if
any, and professional affiliations as a guide.

WHY CAN’T I DO IT MYSELF?

Even the most experienced homeowner lacks the knowledge and expertise of a
professional home inspector. An inspector is familiar with the elements of home
construction, proper installation, maintenance and home safety. He or she knows
how the home’s systems and components are intended to function together, as well
as why they fail.

Above all, most buyers find it difficult to remain completely objective and
unemotional about the house they really want, and this may have an effect on
their judgment. For accurate information, it is best to obtain an impartial,
third-party opinion by a professional in the field of home inspection.

CAN A HOUSE FAIL A HOME INSPECTION?

No. A professional home inspection is an examination of the current condition of
a house. It is not an appraisal, which determines market value. It is not a
municipal inspection, which verifies local code compliance. A home inspector,
therefore, will not pass or fail a house, but rather describe its physical
condition and indicate what components and systems may need major repair or
replacement.

WHEN DO I CALL A HOME INSPECTOR?

Typically, a home inspector is contacted immediately after the contract or
purchase agreement has been signed. Before you sign, be sure there is an
inspection clause in the sales contract, making your final purchase obligation
contingent on the findings of a professional home inspection. This clause should
specify the terms and conditions to which both the buyer and seller are
obligated.

DO I HAVE TO BE THERE?

While it’s not required that you be present for the inspection, it is highly
recommended. You will be able to observe the inspector and ask questions as you
learn about the condition of the home and how to maintain it.

WHAT IF THE REPORT REVEALS PROBLEMS?

No house is perfect. If the inspector identifies problems, it doesn’t mean you
should or shouldn’t buy the house, only that you will know in advance what to
expect. If your budget is tight, or if you don’t want to become involved in
future repair work, this information will be important to you. If major problems
are found, a seller may agree to make repairs.

IF THE HOUSE PROVES TO BE IN GOOD CONDITION, DID I REALLY NEED AN INSPECTION?

Definitely. Now you can complete your home purchase with confidence. You’ll have
learned many things about your new home from the inspector’s written report, and
will have that information for future reference.
